BACKGROUND INFORMATION
OWNER: V&M Property Investment & Compass Realty, L.P.
APPLICANT: Compass Realty, L.P.
PURPOSE: The purpose of this request is to receive approval of a preliminary plat
proposing a subdivision of approximately 14.6 acres into 23 lots.
PROPERTY SITUATION: The property is located on the west side of South White Chapel Boulevard,
approximately 600’ south of West Southlake Boulevard (FM 1709).
LEGAL DESCRIPTION: Tracts 3L, 3N, 3M, 3N1, and 3N2, Hiram Granberry Survey, Abstract No.
581, being approximately 14.6 acres.
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: “AG” Agricultural District and “SF-1A” Single Family Residential District
PROPOSED ZONING: “SF-20A” Single Family Residential District
HISTORY: -A Special Exception Use permit was approved by City Council on February
16, 1988 for equestrian use on Tracts 3L and 3M. The permit expired on
February 16, 2003.
TRANSPORTATION
ASSESSMENT: (See Case ZA03-029ZCP)
WATER & SEWER: A 12” water line currently exists along the east side of S. White Chapel. The
applicant is proposed to connect to an existing 10” sanitary sewer line west of
the proposed development.
P&Z ACTION: June 19, 2003; the Commissioners held a discussion of this item…no action
was taken at this time. Public hearing is set for July 17, 2003.

1. This plat and all lots proposed must comply with the underlying zoning district regulations and
controlling plan approvals. As proposed, this plat is subject to the approval of an appropriate change
of zoning.
2. Label the surrounding properties with the zoning and land use designation. The zoning for the
Lechler property is “O-1” and the zoning for Lot 4, H. Granberry No. 581 Addition is “CS”.
3. Label the width of the sidewalk required by the Southlake Pathways Master Plan. The required
width is 6’.
4. Provide minimum finish floor elevations on Lot 9, Block 1 and Lots 12, 13, & 14, Block 2.
5. Provide a separate survey or dimensioned exhibit showing the location of any structures to remain or
note that all such structures are to be removed.
INFORMATIONAL COMMENTS
* Planning and Engineering is further evaluating the geometry of the R.O.W. for S. White Chapel Blvd
and may require modification to the R.O.W. at the final plat.
* Although there are a few lot lines which are not perpendicular or radial, they appear to meet the
intent of this requirement.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
