BACKGROUND INFORMATION

PROPERTY SITUATION: The property is located on the west side of Silicon Drive at the intersection
with Exchange Boulevard.
LEGAL DESCRIPTION: Lots 4R & 6, Block 3, Cornerstone Business Park
LAND USE CATEGORY: Office Commercial
CURRENT ZONING: “O-1” Office District
HISTORY: -A Preliminary Plat for Cornerstone Business Park was approved in May of
1997.
-The City Council approved a zoning change from “AG” to “O-1” Office
District on August 5, 1997.
-A Final Plat was approved by the City on September 4, 1997.
-City Council approved a site plan for Charleston Office Court on September
17, 2002.
-An Amended Plat creating Lot 4R was approved by the City of Southlake on
May 25, 2004.

OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED

1. Place the City case number “ZA 04-099” in the lower right-hand corner of the plat.
2. Remove the word “Showing” from the title of the plat.
3. Provide the deed record volume and page for the current owner(s) in the preamble of the legal
description.
4. The following changes are needed with regard to adjacent properties within 200’:
a) Label the lot number (Lot 3) for the T. Easter No. 474 Addition property.
b) Show and label the 15’ D. & U.E. on Lot 1R, Block 4, Cornerstone Business Park.
c) Show and label the 10’ U.E. on Lot 3R, Block 3, Cornerstone Business Park.
d) Correct the filing information on Lot 1, Block 2, Cornerstone Business Park. Correctly show
the D.E. on the lot.
e) Show and label the lot numbers, block numbers, subdivision name and easements for the
properties to the south (Carroll I.S.D. No. 6 Addition).
5. Show the location of the City Limit line and label the city names.
6. Show the location of the survey line and label the survey names and abstract numbers. A survey line
exists just to the south of the subject property.
7. Provide the signature block for the approval of the easement abandonment as shown in Appendix 4 of
the Subdivision Ordinance No. 483.

8. Label the width of the R.O.W. for Exchange Blvd.
INFORMATIONAL COMMENTS
* It appears this property lies within the 75 LDN D/FW Regional Airport Overlay Zone, requiring
construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No.
479.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the County
records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
