The following changes are needed with regard to easements: a) Show and label the existing easements on Lot 2, Block 1, Owens Addition. A 5’ U.E. exists along the property line adjacent to the north property line of the subject site. b) Label the width of the portion of the common access easement running north/south and being par of Lot 9. This portion of the CAE measures ±26.5’. 2. A reciprocal parking, access, and maintenance agreement that includes joint use and maintenance of the trash dumpsters and enclosure must be executed and filed in the County. INFORMATIONAL COMMENTS * All lots must comply with the underlying zoning district regulations. * The subject property must comply with the City of Southlake Drainage Ordinance No. 605, as amended. * All fire lanes must be constructed to City Street Standards. * Please submit a revised blueline "check print" prior to submitting blackline mylars with original signatures. * A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact fees.
