REQUEST: On behalf of Greg Taylor, Prism Surveys, Inc. is requesting approval of a plat
revision. The plat proposes to subdivide one lot into two lots for residential
development.

HISTORY: -A change of zoning to “SF-1A” was approved by City Council on
September 16, 1997.
-A Multiple-Lot Plat Showing was approved by City Council as well on
September 16, 1997.
TREE PRESERVATION: The City’s Landscape Administrator has no comments for this item.
WATER & SEWER: A 6-inch water line exists along the north side of Lilac Lane and the east side
of Pine Drive. A 6-inch sanitary sewer line exists along the south side of
Lilac Lane and in Pine Drive.
DRAINAGE COMMENTS: A grading plan which includes drainage arrows and contours must be
submitted prior to obtaining a building permit.
P&Z ACTION: January 20, 2005; Approved to Table on Consent (5-0) until February 3,
2005.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 01/04/05 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT

1. All lots must comply with the underlying zoning district regulations. This property is currently
zoned “SF-1A” and a portion of the property (proposed Lot 8R2) is subject to receiving approval of
an appropriate change of zoning. A proposal to rezone the proposed Lot 8R2 to “SF-30” is being
processed currently.
2. Use a solid line for the proposed lot line.
3. Provide a note on the plat stating that all existing structures are to be removed.
4. Identify the new property corners as to type and size of monuments set. New corners are being
created at the north and south ends of the new lot line.
INFORMATIONAL COMMENTS
* The subject property must comply with the City of Southlake Drainage Ordinance No. 605, as
amended.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
