PROPERTY SITUATION: The property is located at 2600 & 2680 E. State Highway 114 LEGAL DESCRIPTION: Lot 1, Block 1, Bonola Family Addition LAND USE CATEGORY: Office Commercial CURRENT ZONING: “C-3” General Commercial District HISTORY: -A site plan for Lot 1 only was approved by City Council on August 5, 2003. -City Council also approved a preliminary plat on August 5, 2003. -A final plat was approved by Planning & Zoning Commission on August 21, 2003. PATHWAYS MASTER PLAN: The Southlake Pathways Master Plan recommends a 10-foot multi-use trail along the north side of State Highway 114. The trail is shown on the site exhibit submitted with the plat. WATER & SEWER: An 8-inch water line exists along the north side of State Highway 114. A 10- inch sanitary sewer line exists along the west side of Shady Lane. The applicant has extended a sanitary sewer line with the development of the existing building on the proposed Lot 1R1. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse).
