BACKGROUND INFORMATION
OWNER/APPLICANT: The City of Southlake
PROPERTY SITUATION: The property is located on the northeast corner of Pearson Lane and West
Southlake Boulevard.
LEGAL DESCRIPTION: Lots 5R1 through 5R5, 6R1, and 6R2, Block 3, Cimmarron Acres Addition.
LAND USE CATEGORY: Retail Commercial and Low Density Residential
CURRENT ZONING: C-2 Local Retail Commercial District and SF-1A Single Family Residential
District.
PURPOSE: The purpose of this request is to dedicate right-of-way to accommodate
future intersection improvements and to dedicate a water & sewer easement
along the rear of the proposed Lot 6 through Lot 10.
PROPERTY SITUATION: The property is located on the northeast corner of Pearson Road and W.
Southlake Boulevard (FM 1709).
LEGAL DESCRIPTION: Lots 5R2, 5R3, 5R4, 5R5, 6R1, & 6R2, Block 3, Cimmarron Acres Addition
LAND USE CATEGORY: Underlying - Retail Commercial on proposed Lot 13 and Low Density
Residential on proposed Lots 7 through 12;
Overlay – T-2 on Lots 7 through 12, with consideration of noise abatement
on any residential development.
CURRENT ZONING: “C-2” Retail Commercial District and “SF-1A” Single Family Residential
District.
HISTORY: -A final plat was approved by the City Council on July 3, 1984.
-City Council approved a plat revision on October 15, 1996 and July 2003.
These plats were not filed due to the sale not being completed and
uncertainty on future development.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 04/15/05 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR
NEED FURTHER CLARIFICATION, PLEASE CONTACT DENNIS KILLOUGH AT (817) 481-2073.
1. Place the City case number “ZA 05-041” in the lower right-hand corner of the plat.
2. Add following lien holder statement at the end of the dedication paragraph: “There are no existing
liens on this property.”
3. Remove lot 14 and combine the area with Lot 13. Change all associated lot data on the plat. Also,
correct the front 50’ building setback line along Southlake Boulevard to extend to the 30’ BL along
Pearson.
4. The following changes are needed regarding easements:
a) Dimension the total width of drainage easement along the west boundary of the plat.
Provide dimensions on the flair near the NWC of Lot 12.
b) Correct the CAE along the east line of Lot 13 to extend to the 20’ UE along the N PL as
shown on the currently recorded plat.
INFORMATIONAL COMMENTS
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.

* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
