Southlake Boulevard LEGAL DESCRIPTION: Lot 3, Block 2, Gateway Plaza Phase II LAND USE CATEGORY: Mixed Use CURRENT ZONING: “S-P-2” Generalized Site Plan District HISTORY: -A Preliminary Plat was approved by the City Council on May 16, 2000. -A zoning change, from “AG” to “S-P-2”, and a concept plan were approved by City Council on June 6, 2000. -A site plan for this property was approved September 19, 2000. -A zoning change and an optional concept plan were approved by City Council on April 1, 2002. -A revised site plan for Gateway Plaza Phase II was approved by City Council on October 21, 2003. -A plat revision was approved by City Council on April 6, 2004. INFORMATIONAL COMMENTS * The proposed site does not exceed the maximum permitted impervious coverage area percentage of 80% for the “S-P-2” Zoning District. The impervious coverage area percentage of this is approximately 79%. * It appears that this property lies within the 65 LDN D/FW Regional Airport Overlay Zone and will require construction standards that meet requirements of the Airport Compatible Land Use Zoning Ordinance No. 479.
