BACKGROUND INFORMATION
OWNER/APPLICANT: Con-Kim, Ltd., Four Peaks Acquisitions, Inc., General Partner
PURPOSE: The purpose of this request is to combine one lot with a portion of another lot
to create one larger lot for industrial development.
PROPERTY SITUATION: The property is located south of the intersection of South Kimball Avenue
and East Continental Boulevard.
LEGAL DESCRIPTION: Tract 3 and a portion of Tract 2, Green Meadow Subdivision
LAND USE CATEGORY: Industrial
CURRENT ZONING: “I-1” Light Industrial District
HISTORY: -A final plat for the Green Meadows subdivision was approved by City
Council on December 3, 1974.
-The rights-of-way for S. Kimball Avenue and E. Continental Boulevard
were realigned splitting Tract 2 into multiple parcels.
TREE PRESERVATION: The City’s Landscape Administrator has no comments for this item.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 10/27/03 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Provide the following general corrections:
a) The plat is difficult to read. Please adjust the location of labels, the size of fonts, and the
weight of lines to make the plat more legible. This specifically pertains to the following:
i) Correctly show or better identify the property line between Lots 4R1, 4R6 & 4R7.
ii) Correctly show the boundaries of the existing and proposed easements on the subject
property. Building lines appear to be easement lines. Easement lines are stopping
short of property lines.
iii) Correct the label for the CB McDonald survey adjacent to the JA Freeman survey on
Lot 4R1. The label is on an easement boundary instead of the survey line.
b) Change the name of the plat to Lot 3R, Green Meadow Subdivision. Correct the name in the
title block, owner’s dedication, and on the graphic label.
2. Provide the following missing items:
a) Provide the property deed record volume and page for the current owner(s) who will be
executing the plat.
b) Add a lien holder statement and signature block with notary to the plat (see attached).
c) Correctly show and label the type, size and deed record of all existing easements on the
adjacent platted properties. A 10’ U.E. has been dedicated on the east property line of Lot
4R6, Green Meadow Subdivision. A 10’ U.E. has been dedicated along the south and west
property lines of the Dragon Stadium plat.

* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
