Show and label the name of the record owner & corresponding deed record (volume & page/Co. clerk file number) for all unplatted tracts and show and label the lot lines, lot & block numbers, street names, and existing easements, and subdivision name and plat record (volume & page) (or cabinet & slide, or cabinet & page) for all platted properties within 200 feet of this property. The property to the northwest and west are not labeled. 3. Show and label all survey lines. Show the O.W. Knight A-899 / J.A. Freeman A-529 line 4. The following changes are needed with regard to easements: a. Provide easements for water, sewer and/or drainage in compliance with approved engineering/construction plans. All storm water facilities/structures carrying off-site/off-lot water must be in a public drainage easement. Any easements for surface drainage/detention need to have a note stating that all maintenance shall be the responsibility of the property owner. b. Do not center interior easements for common access, water, sewer, or drainage on common lot lines. Offset so that improvements are in one lot or the other. Adjust lot boundaries so that CAE’s, UE’s and DE’s are in one lot or the other. 5. The following changes re needed regarding R.O.W.: a. Correct the R.O.W label below label for “Southlake Carroll Avenue”. Case No. Attachment D ZA05-023 Page 2 b. Provide adequate right-of-way for turn and/or deceleration lanes which may be required as a result of the City’s traffic review of this development. c. The minimum width of R.O.W. required by the Master Thoroughfare Plan for S. Carroll Avenue is 80 feet. This requires a minimum dedication of 40 feet from centerline from all adjoining property owners as part of a plat approval.. This plat shows approximately 70 feet of ROW through the southern portion of S. Carroll Avenue (35 feet from centerline) which would appear to require an additional 5 feet of R.O.W. dedication. Because all property to the south on the east side of S. Carroll Avenue has been platted and developed, staff recommends that any additional dedication that may be needed to acquire 80 feet be taken from the west side at the time of platting, unless the additional ROW is needed as a result of the traffic engineers review of this development or if an error exists with the measurements shown on this plat. 6. Show and label the area embraced by tree cover. Provide a tree survey in accordance with schedule B of the Tree Preservation Ordinance. INFORMATIONAL COMMENTS * Acceptance of any public park land requires a recommendation from the park board and City Council approval. * A Developers Agreement is required prior to construction of any public infrastructure. The Developer's Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact fees.
