P ROJECT: Site Plan for Feedstore BBQ & More
REQUEST: Feedstore BBQ & More is requesting approval of a revised site plan to allow for
enclosure of the existing outdoor seating area and add a 3.5 by 3.5 feet hot water
heater enclosure at the southwest corner of the building.
Residential adjacency standards restrict the use of synthetic masonry products
(Hardy-board, EIFS, etc) to a maximum of 80% on any façade, exclusive of doors
and windows A cement board similar to Hardy-board is proposed on the enclosure
areas to match the existing building. A variance is requested.

BACKGROUND INFORMATION

PROPERTY SITUATION: 530 S. White Chapel Boulevard
LEGAL DESCRIPTION: Tracts 4D and 1F, Hiram Granberry Survey Abstract No. 581
LAND USE CATEGORY: Medium Density Residential; The Southlake 2025 South Side Plan proposes
this area be changed to Low Density Residential with a Rural Conservation
overlay
CURRENT ZONING: S-P-1 Detailed Site Plan District
HISTORY: This site was operated as gas station and grocery store since around 1950 and
continued to operate as a non-conforming use under the “AG” agricultural
zoning district following its annexation in 1956;
A rezoning from “AG” agricultural to “L” light commercial was approved
April 3, 1984 to allow for an addition to the building. It is believed that the
gasoline service were ceased around 1986 and the primary use was converted
to feed and tack sales and services;
“C-1” neighborhood retail district zoning was placed on the property with the
adoption of the City’s Comprehensive Zoning Ordinance No. 480 in
September of 1989;
The use was converted to a restaurant in October of 2000;
A specific use permit to allow the sale of alcoholic beverages was approved
in May of 2003;
A rezoning and site plan from “C-1” neighborhood retail district & “AG”
agricultural district to “S-P-1” detailed site plan district was approved May
4, 2004.
STAFF COMMENTS: The purpose of this plan is to enclose the existing outdoor seating area
located on the west side of the building and add a 3.5 by 3.5 feet enclosure
for a hot water heater at the southwest corner of the building. All changes
proposed are compliant with the “S-P-1” zoning regulations.

The rear (west), and sides (north & south) facades are using 100% preformed cement panels
(similar to Hardy-board). (Variance Requested in order to match the existing portions of the
façade)
