BACKGROUND INFORMATION
OWNER: RCP Southlake Pavilion, Ltd.
APPLICANT: JPH Land Surveying, Inc.
PROPERTY SITUATION: The property is located on the south side of W. Southlake Blvd. at the
intersection of FM 1709 and Meadowlark Lane.
LEGAL DESCRIPTION: Tracts 2A2, 1A, 1A1A & 1A1, W.R. Eaves Survey, Abstract No. 500
LAND USE CATEGORY: Retail Commercial
CURRENT ZONING: “C-3” General Commercial District
HISTORY: -City Council placed the “C-3” zoning on a portion of the property with
adoption of the Comprehensive Zoning Ordinance No. 480 on September 19,
1989.
-A change of zoning from “AG” to “C-3” on a portion of the property and an
associated Concept Plan was approved by City Council on April 9, 2005.
-A Site Plan for the Stampede Sports Arena was approved by City Council on
April 9, 2005.
-City Council also approved a preliminary plat on April 9, 2005.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 03/28/05 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. A two-page plat requires an additional fee of $20 prior to filing the plat.
2. Complete the deed record volume and page (or instrument number) for all current owners prior to
the time of platting.
3. Provide easements for water, sewer and/or drainage in compliance with approved construction plans.
INFORMATIONAL COMMENTS
* The subject property must comply with the City of Southlake Drainage Ordinance No. 605, as
amended.
* Although there are a few lot lines which are not perpendicular or radial, they appear to meet the
intent of this requirement.
* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
