APPLICANT: Panattoni Development Co.
PURPOSE: The purpose of this plat is to subdivide a 15 acre lot into multiple lots for
retail and office development.
PROPERTY SITUATION: The property is located on the northwest corner of State Hwy. 114 and N.
Carroll Avenue.
LEGAL DESCRIPTION: Lot 1, Block A, 114 & Carroll Addition
LAND USE CATEGORY: Retail Commercial
CURRENT ZONING: “C-3” General Commercial District
PROPOSED ZONING: “S-P-1” Detailed Site Plan District
HISTORY: -City Council approved a preliminary plat for this lot on July 5, 1988.
-A final plat was approved on October 4, 1988.
-The “C-3” zoning was approved by City Council with the adoption of
Zoning Ordinance No. 480 on September 19, 1989.
-City Council approved a site plan for the property on December 18, 2003.

1. Revise the lot numbers to read 1R1 through 1R7. Correct the lot numbers in the title block, owner’s
dedication, and on the graphic label.
2. Provide the plat record (cabinet & slide) Lot 13, F. Throop No. 1511 Addition.
3. Show and label all survey lines. Label the survey name and abstract numbers for each survey.
4. Add the following notes to the face of the plat:
5. The following changes are needed with regard to easements:
a) Provide dimensional ties along lot lines to all easements. Provide dimensions and bearings
on any easements crossing areas if deflections occur. The common access easements are not
tied down or dimensioned.
b) Lightly shade the area of the 25’ D.U.E. to be abandoned.
INFORMATIONAL COMMENTS
* It appears this property lies within the 65 LDN D/FW Regional Airport Overlay Zone, requiring
construction standards in compliance with the Airport Compatible Land Use Zoning Ordinance No.
479.
* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and finish floor elevations.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original

signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information

* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
