BACKGROUND INFORMATION
OWNER: Kurt & Elizabeth Lundblade
APPLICANT: Area Surveying, Inc.
PURPOSE: The purpose of this request is to receive approval of a Plat Revision that will
combine two lots into one lot and abandon a utility easement.
PROPERTY SITUATION: 422 & 426 Southridge Lakes Parkway. The property is located on the west
side of Southridge Lakes Parkway across from the intersection of Southridge
Lakes Parkway and Travis Court.
LEGAL DESCRIPTION: Lots 5R & 6R, A.A. Freeman No. 522 Addition
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: “SF-1A” Single Family Residential District
HISTORY: -Zoning to “SF-1A” was approved by City Council on January 19, 1999.
-City Council approved a plat showing for 3 lots on January 5, 1999.
-A plat revision for Lots 5R & 6R was approved by City Council on
September 7, 1999.
STAFF COMMENTS: Attached is Plat Review Summary No. 1, dated March 29, 2004. No variances are
being requested.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 03/15/04 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR NEED
FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481-2086.
1. Place the City case number “ZA 04-019” in the lower right-hand corner of the plat.
2. Show and label all property corners as to type and size of monuments and whether found or set. A
point of intersection along the east boundary line has not been identified.
3. Label the net acreage (3.25 acres) on the lot next to the square footage of the lot.
4. The following changes are needed with regard to easements:
a) A sanitary sewer line currently exists in the easement proposed to be abandoned. The
sanitary sewer line must be relocated and a new easement dedicated. The sanitary sewer line
must be physically relocated prior to the filing of this plat.
b) Provide the signature block for approval of the easement abandonment per appendix 4
(attached).
INFORMATIONAL COMMENTS
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.

* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
