PROPERTY SITUATION: 190 S. White Chapel Boulevard LEGAL DESCRIPTION: Lot 4, H. Granberry No. 581 Addition LAND USE CATEGORY: Public/Semi Public CURRENT ZONING: “CS” Community Service District REQUESTED ZONING: “O-1” Office District HISTORY: A special use permit for a church use was approved with the passage of Ordinance No. 261-44 in December of 1982. A plat showing for Lot 4, Hiram Granberry No. 581 Addition was approved in February 1994 and filed in the County in March of 1994. The “CS” community service district zoning was placed on the property with the adoption of the Comprehensive Zoning Ordinance No. 480 and the corresponding official zoning map in September of 1989. TRANSPORTATION ASSESSMENT: Master Thoroughfare Plan The Master Thoroughfare Plan recommends S. White Chapel Boulevard to be a 5-lane, undivided arterial street with 94’ of right-of-way. The right-of-way dedicated by the plat was based on the 84’ right-of-way 5 lane divided arterial which was planned at that time. Existing Area Road Network and Conditions The proposed office will have one driveway intersecting with S. White Chapel Blvd. S. White Chapel is currently a 2-lane, undivided roadway. The segment at the intersection with Southlake Blvd has been widened to 5-lanes with a middle left-turn lane. No plans for near future improvement have been made.
