APPLICANT: JDJR Engineers and Consultants, Inc. PROPERTY SITUATION: The property is located on the east side of S. Nolen Drive, approximately 600 feet south of E. Southlake Boulevard. LEGAL DESCRIPTION: Tracts 11F & 11E1, situated in the T. Easter Survey, Abstract No. 474, and Lots 1, 2R1, 3, 4, & 5, Block 5, Cornerstone Business Park LAND USE CATEGORY: Industrial and Office Commercial CURRENT ZONING: “S-P-2” Generalized Site Plan District HISTORY: -A zoning change from “AG” to “O-1” and “I-1” on the west portion of this property as well as a Preliminary Plat were approved by the City in May of 1997. -A Final Plat was approved by the City on September 4, 1997. -A Plat Revision of Lot 2 was approved by the City Council on December 5, 2000. -City Council approved a zoning change from “O-1” and “I-1” to “S-P-2” with “I-1” uses on the western portion of the property and an associated concept plan on July 16, 2002. -City Council approved a zoning change from “S-P-2” with “I-1” uses to “S- P-2” with limited “C-2” and “I-1” uses and an associated concept plan on June 15, 2004. PATHWAYS MASTER PLAN: According to the Master Pathways Plan, no trails are planned adjacent to the development. WATER & SEWER: There is an existing 12” water line in the east right-of-way of S. Nolen Drive. There are existing fire hydrants at the intersections of Silicon Court and Nolen Drive as well as Crooked Lane and S. Nolen Drive. There is an existing 6” and 8” sanitary sewer line in the west right-of-way of S. Nolen Drive. TREE PRESERVATION: The Landscape Administrator has no comments for this item. Correct the lot numbers to Lots 1R, 2R1R, 3R, 4R, & 5R in the title block and the owner’s dedication. 2. Remove the line “zoned retail commercial” from Lot 5R2, T. Easter Addition. 3. Correct the legal description to eliminate the sliver of land between the subject property and the Shafer Plaza property. The previous descriptions did not have the extra pin. 4. The following changes are needed with regard to easements: a) Show and label the type, size and recording information of all existing easements on all adjacent properties. Several easements have not been shown and labeled on the lots to the north and east. b) Correct the filing information for the D.E. in Lot 3R (previously Lot 2R1) to include reference to the partial abandonment. The easement was partially abandoned with the plat filed in Cabinet ‘A’, Slide 6339. c) Correct the arrows identifying the 10’ U.E. being dedicated in the area of Silicon Ct being abandoned. d) Provide common access easements in accordance with the approved Concept Plan. Common access easements should include all drive lanes that are shared between lots. e) Where adjacent property is un-platted or platted showing a 5’ U.E., provide a 5’ U.E. along the property line. If adjacent property is platted and shows no easement, provide a 10’ U.E. along the interior of the property line. However, Staff recommends that easements be placed only where needed to provide necessary utility services and, where possible, be placed in a manner that minimizes impacts on existing quality trees. INFORMATIONAL COMMENTS * The applicant should be aware that prior to issuance of a building permit a fully corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted for approval and all required fees must be paid. This may include but not be limited to the following fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact and Tap Fees, and related Permit Fees. * It appears this property lies within the 75 LDN D/FW Regional Airport Overlay Zone, requiring construction standards in compliance with the Airport Compatible Land Use Zoning Ord. No. 479. * A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject property from each taxing authority must be provided to the City prior to filing this plat in the County records. A copy of this information may be obtained from the Tarrant county Tax Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red courthouse). There is a service charge of $10 per account for this certificate. Also required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than signatures or seals, appear on the plat. * A Developer’s Agreement is required prior to construction of any public infrastructure. The Developer’s Agreement for this addition should consider streets, drainage, park dedication requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact fees.
