APPLICANT: Realty Capital Corporation
PURPOSE: The purpose of this request is to receive approval of a preliminary plat to
subdivide approximately 4.24 acres into seven lots for development of office
buildings.
PROPERTY SITUATION: 205 East Southlake Boulevard
LEGAL DESCRIPTION: Tract 5F, OW Knight Survey, Abstract No. 899
LAND USE CATEGORY: Office Commercial
CURRENT ZONING: “S-P-2” General Site Plan District with “O-1” Office District uses
HISTORY: -A zoning change with a concept plan was approved by City Council on
September 2, 2003.

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 12/01/03 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR
NEED FURTHER CLARIFICATION, PLEASE CONTACT BEN BRYNER AT (817) 481-2086.
1. Label the dashed line measured at 5’ adjacent to the west, south, and east boundary lines for the
entire plat.
2. Align the 24’ common access easement in the southeast corner so that it matched the centerline of
the common access easement on the adjacent lot to the east.
INFORMATIONAL COMMENTS
* A concept plan was submitted proposing lots to front on a common access easement built to fire lane
standards. City Council approved a variance to this requirement on stipulating that the fire lanes be
built to city street standards.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
