BACKGROUND INFORMATION
OWNER: Wyndham Properties
APPLICANT: CEI Engineering Associates, Inc.
PURPOSE: The purpose of this request is to receive approval of a site plan in order to
begin construction of a restaurant.
PROPERTY SITUATION: The property is located on the north side of E. Southlake Boulevard
approximately 175 feet west of N. Nolen Drive.
LEGAL DESCRIPTION: Lot 1R3, Block 1, Gateway Plaza, Phase 2
LAND USE CATEGORY: Mixed Use
CURRENT ZONING: “S-P-2” Generalized Site Plan with “C-3” uses
HISTORY: -A preliminary plat was approved by the City Council on May 16, 2000.
-A zoning change, from “AG” to “S-P-2”, and a concept plan were approved
by City Council on June 6, 2000.
-A final plat was approved for Lot 1, Block 1 on July 6, 2000.
-A zoning change and an optional concept plan were approved by City
Council on April 1, 2002.
-City Council approved a plat revision on April 15, 2003.
STAFF COMMENTS: Attached is Site Plan Review Summary No. 2, dated January 16, 2004. The
following variance is being requested:
Pitched Roof: All structures having a 6,000 square feet or less footprint
shall be constructed with a pitched roof. The applicant is requesting a
waiver from this requirement.

1. Provide a pitched roof on the proposed building. Pitched roofs are required on buildings with a
footprint less than 6,000 square feet for properties within the Corridor Overlay Zone. (A variance
has been requested.)
INFORMATIONAL COMMENTS
* A variance for the driveway location on E. Southlake Blvd was approved with the zoning/concept
plan.
* A variance for the stacking depth of 38’ was approved for the drive on E. Southlake Blvd with the
zoning/concept plan.
* A variance for up to a 10% reduction in the number of required parking spaces was approved with
the zoning/concept plan.

* The proposed site does not exceed the maximum permitted impervious coverage area percentage of
80% for the “S-P-2” Zoning District. The impervious coverage area percentage of this is
approximately 79%.
* Although not required by ordinance, staff would appreciate correcting the City case number to read
“ZA03-098”.
* No review of proposed signs is intended with this site plan. A separate building permit is required
prior to construction of any signs.
* It appears that this property lies within the 65 and 75 LDN D/FW Regional Airport Overlay Zone
and will require construction standards that meet requirements of the Airport Compatible Land Use
Zoning Ordinance No. 479.
* The applicant should be aware that prior to issuance of a building permit a fully corrected site plan,
landscape plan, irrigation plan, and building plans, must be submitted for approval and all required
fees must be paid. This may include but not be limited to the following fees: Park Fee, Perimeter
Street Fee, Water & Sewer Impact and Tap Fees, and related Permit Fees.
* Please be aware that any change of tenant/owners with a request for a new C.O. will require that all
parking areas meet the "all weather surface" requirement in the zoning ordinance and all fire lanes
shall be per the Fire Department's requirements.
