BACKGROUND INFORMATION
OWNER: Southlake Phoenix Homes, Ltd
APPLICANT: Huitt-Zollars Inc.
PURPOSE: The purpose of this request is to receive approval of a final plat of 15 lots for
single family residential uses.
PROPERTY SITUATION: The property is located on the east side of Randol Mill Avenue encompassing
Pin Oak North and Pin Oak South (formerly Oak Lane).
LEGAL DESCRIPTION: Tracts 3A1A, 3A1J, 3A1M, 3A1L, 3A1BB, 3A1D, 3A1H, and 3A1G,
situated in the W.H. Martin Survey, Abstract No. 1068 and Tracts 1B1Q,
1B1Y, 1B1H1, 1B1X, 1B1X1, 1B1B, and 1B1V, situated in the C. Dart
Survey, Abstract No. 2003
LAND USE CATEGORY: Medium Density Residential
CURRENT ZONING: “MH” Manufactured Housing District

CITY STAFF HAS REVIEWED THE ABOVE REFERENCED PROJECT RECEIVED BY THE CITY ON 01/05/04 AND WE
OFFER THE FOLLOWING STIPULATIONS. THESE STIPULATIONS ARE HEREBY MADE CONDITIONS OF PLAT
APPROVAL UNLESS SPECIFICALLY AMENDED BY THE CITY COUNCIL. IF YOU HAVE ANY QUESTIONS OR

1. Complete the deed record volume and page for the current owner on all lots. Several references are
blank.
2. Correct the street names to Pin Oak Circle (there is no north or south designation). Remove the
name change symbol.
INFORMATIONAL COMMENTS
* We recommend this plat not be filed until the construction plans have been substantially approved.
This will ensure adequate easements and street development.
* A “Certificate of Taxes Paid” indicating that there are no delinquent taxes owed on the subject
property from each taxing authority must be provided to the City prior to filing this plat in the
County records. A copy of this information may be obtained from the Tarrant county Tax
Assessor/Collector’s Office located at 100 E. Weatherford St. in Ft. Worth (across from the old red
courthouse). There is a service charge of $10 per account for this certificate. For more information
contact the Assessor/Collector’s office at (817) 884-1103.
* Please submit a revised blueline "check print" prior to submitting blackline mylars with original
signatures.
* Original signatures and seals will be required three blackline mylars prior to filing the plat. Also
required are two sets of owner's dedications and notaries (8.5" x 11" or 14" paper) with original
signatures and seals on each. Mylars will not be accepted if any erasures or original ink, other than
signatures or seals, appear on the plat.
* A Developers Agreement is required prior to construction of any public infrastructure. The
Developer's Agreement for this addition should consider streets, drainage, park dedication
requirements and fees, off-site sewer extensions, off-site drainage and utility easements and impact
fees.
