Call to Order: Chairman Medici called the Regular Session to order at 6:33 P.M. 2. Executive Session: No executive session was held. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meetings for Sept. 28, 2023, and Oct. 26, 2023. A motion was made to approve the minutes of the Zoning Board of Adjustment for meetings Sept. 28, 2023, and Oct. 26, 2023. Motion: Snead Second: Verbick Ayes: Snead, Verbick, King, Bernardo, Medici Nays: None Abstain: None Vote: 5-0-0 4. Administrative Comments: Reagan Rothenberger, Planning Manager, announced that the next scheduled meeting is on January 11, 2024. 5. Consider: ZBA23-0017, Special Exception Use, per Ordinance No. 480, as amended, Section 44.12(1) for a domestic employee or family quarters and Special Exception Use, per Ordinance No. 480, as amended, Section 44.12(6) for a reduction to the required setback for a residential accessory structure(s) on property described as Lot 8 Lakewood Acres No. 2 Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 500 Bent Wood Lane, Southlake, Tarrant County, Texas. Current Zoning: "SF-1A" Single Family Residential District. SPIN District#7. The applicant, Paul Simon, 500 Bent Wood Drive, Southlake, is requesting a Special Exception Use to permit for a domestic employee or family quarter and Special Exception Use for a reduction to the required setback for a residential accessory structure(s). The applicant, Paul Simon, once sworn in, presented testimony, and answered questions from the Board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to approve case ZBA23-0017 with a condition: Accessory building located to the west with a maximum of conditioned space to be an additional 350 sq.ft. Consider: ZBA23-0021, Variance to Zoning Ordinance No. 480, as amended, Section 34.2.(c), requiring that an accessory building shall not exceed fourteen (14) feet in height, Special Exception Use, Per Ord. No. 480, as amended, Section 44.12(1) for a Domestic Employee or Family Quarters, and Special Exception Use, Per Ord. No. 480, as amended, Section 44.12(2) for an Accessory Building of a size or aggregate size greater than permitted on property described as Lot 3, Block 2, Kimball Circle Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 712 S. Kimball Ave., Southlake, Tarrant County, Texas. Current Zoning: "SF-20A" Single Family Residential Zoning. SPIN District# 8. Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicant, Lyn, and Gail Ward, 712 S. Kimball Ave., Southlake, are seeking approval for a variance to permit an accessory building of approximately 20' when a building of only 14' is permitted. No. 480, as amended, Section 44.12(2) for an Accessory Building of a size or aggregate size greater than permitted and a Special Exception Use, per Ordinance No. 480, as amended, Section 44.12(6) for a reduction to the required setback for a residential accessory structure on property described as Lot 6, Hillside Estates, an addition to the City of Southlake, Tarrant County, Texas, and located at 2405 Hillside Court, Southlake, Tarrant County, Texas. Current Zoning: "SF-1X Single Family Residential District. SPIN District #11. Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicants, Ryan, and Nicole Gilmartin, 2405 Hillside Ct., Southlake, are requesting a Special Exception Use for a Domestic Employee or Family Quarters, and Special Exception Use for an Accessory Building of a size or aggregate size greater than permitted and a Special Exception Use for a reduction to the required setback for a residential accessory structure. The applicants, Ryan, and Nicole Gilmartin, once sworn in, presented testimony, and answered questions from the Board.
