Members Absent: Board members: Trey Verbick — Place 3 Staff Present: Reagan Rothenberger, Planning Manager, Jennifer Crosby, Deputy Director and Denia Reyes, Board Secretary WORK SESSION: 1. Call to Order: Vice -Chairman Treichler called the work Session to order at 6:05 P.M. 2. Discussion of the Board's preferences as it relates to reports and information provided by staff. 3. Adjournment: Chairman Medici adjourned the Work Session at 6:27 P. M. REGULAR SESSION: 1. Call to Order: Chairman Medici called the Regular Session to order at 6:31 P.M. 2. Executive Session: No executive session was held. 3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the Zoning Board of Adjustment meeting held on August 10, 2023. A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on August 10, 2023. Motion: Vemulapalli Second: Snead Ayes: Snead, King, Gatz, Bernardo, Nays: None Abstain: None Vote: 8-0-0 Vemulapalli, Karmali, Treichler, Medici 4. Administrative Comments: Reagan Rothenberger, Planning Manager, announced that the next scheduled meeting is on September 14, 2023. Consider: ZBA23-0013, Variance to Ordinance No. 480, as amended, Section 15.1 & 14.5(c) requiring a side yard setback of no less than fifteen (15) feet on a property described as Lot 14R, Block 3, Summer Place Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 317 Dove Creek Trail, Southlake, Tarrant County, Texas. Current Zoning: "SF-20B" Single Family Residential District. SPIN District #7 PUBLIC HEARING Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicant, Ahmad Jivra. requesting approval of a Variance to Ordinance No. 480, as amended, Section 15.1 & 14.5(c) requiring a side yard setback of no less than fifteen (15) feet on a property. The applicant, Ahmad Jivra, once sworn in, presented testimony, and answered questions from the board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to approve case ZBA23-0013 Motion: Vemulapalli Second: King Ayes: Snead, King, Gatz, Treichler, Medici Nays: None Abstain: None Vote: 5-0-0 Motion: Approved 6. Request to Withdraw: ZBA23-0015, Special Exception Use, per Ordinance No. 480, as amended, Section 44.12(1) for a domestic employee or family quarters and a Variance to Ordinance No. 480, as amended, Section 10.50)(iii)(2), requiring Accessory Buildings to be no taller than 20 feet on a property described as Lot 6, H. Granberry No. 581 Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 911 S. White Chapel Blvd., Southlake, Tarrant County, Texas. Current Zoning: 'RE-5" Residential Estate District. SPIN District #9 PUBLIC HEARING (The applicant has revised their plans so that the Variance and SEU are no longer needed.) Consider: ZBA23-0019, Special Exception Use, per Ordinance No. 480, as amended, Section 44.12(2) for an accessory structure greater than the size permitted on a property described as Lot 8, Block 1, Vermilion Addition - Southlake, an addition to the City of Southlake, Tarrant County, Texas, and located at 128 Vermilion Court, Southlake, Tarrant County, Texas. Current Zoning: "SF-1X Single Family Residential District. SPIN District #11 PUBLIC HEARING Planner Rothenberger presented details of the case with a slide show presentation to the Board. The applicant, on behalf of James Brown, Thomas Powell from Wood Bend Homes is requesting approval of a Special Exception Use per Ordinance No. 480, Section 44.12(2) for an accessory structure of a size or aggregate size greater than the size permitted on property. The applicant, Thomas Powell, once sworn in, presented testimony, and answered questions from the board. Chairman Medici asked if there were those in the audience who wished to speak in support of the request. There being none, Chairman Medici asked if there were those in the audience who wished to speak in opposition to the request. There being none, Chairman Medici closed the public hearing and opened the item for discussion from the Board. A motion was made to approve case ZBA23-0019 Motion: Treichler Second: Snead Ayes: Snead, King, Gatz, Treichler, Medici Nays: None Abstain: None Vote: 5-0-0 Motion: Approved 7.
