KNOW ALL MEN BY THESE PRESENTS:
That the City Council of the City of Southlake, County of Tarrant, State of Texas, after
careful study and consideration, has determined that a 0.114 acre portion of an existing 15-foot
public utility easement located on the remainder of Lot 1R1R1R, Block 1 of Sabre Group
Campus Addition and recorded in D215235001, more particularly described by metes and
bounds and by sketch in Exhibit "B" attached hereto, which exhibits are incorporated herein for
all purposes, is not being used by, nor useful or convenient to the public in general; therefore, it
constitutes a public charge without a corresponding public benefit, and the public would be
better served and benefited by its vacation and reduction in size. For and in consideration of the
above findings and for other good and valuable consideration, the receipt and sufficiency of
which is hereby acknowledged, the City of Southlake does hereby bargain, sell, release, vacate,
reduce in size and forever quitclaim unto TD Ameritrade Services Company, Inc. and any and
all of their heirs, legal representatives or assigns, all of theirs right, title, and interest in and to the
following described real property situated in Tarrant County, Texas, to wit:
A 0.114 acre portion of the 15-foot Public Utility Easement on said Lot
1R1R1R, Block 1 of Sabre Group Campus Addition. Recorded in D215235001
of the Tarrant County Records.

TO HAVE AND TO HOLD all of its right, title and interest in and to the above
described utility easement unto the said Grantee, its heirs and assigns forever, so that neither
Grantor nor its heirs, legal representatives of assigns shall have, claim of demand any right or
title to the aforesaid utility easement premises or appurtenances or any part thereof.

of the Sabre Group Campus Addition, an addition to the City of Southlake, Tarrant County, Texas
as recorded in Instrument No. D2180875GO of the Official Public Records of Tarrant County,
Texas, said Lot 1 R1R1R being conveyed to TD Ameritrade Services Company, Inc. by Special
Warranty Deed dated October 15, 2015 as recorded in Instrument No- ❑215235001 of said
Official Public Records of Tarrant County, Texas, said G_ 114 acre (4,058 square feet) tract of land
also being a portion of an existing 15' Public Utility Easement granted to the City of Southlake as
recorded in Volume 12180. Page 1544 of said Off icia€ Public Records of Tarrant County, Texas,
said 0.114 acre (4,958 square feet) tract of land being more particularly described by metes and
bounds as follows -
COMMENCING at a 518 inch iron rod with cap stamped "GORRONDONA' found for the
intersection of the northeast line of SH 114 (a variable width right-of-way) with the northwest line
of said Lot 1R1R1R and the southeast line of Lot 1R1R2, Black 1 of the Sabre Group Campus
Addition, an addition to the City of Southlake, Tarrant County, Texas as recorded in lnstrument
No. D215221562 of said Official Public Records of Tarrant County, Texas, said 518 inch iron rod
with cap stamped "GORRONDONN' being the beginning of a non -tangent curve to the left having
a radius of 4,738.00 feet, a delta of 02 degrees 05 minutes 50 seconds and whose chord bears
South 32 degrees 56 minutes 36 seconds East, a chord distance of 173.42 feet; THENCE
Southeasterly, with said non -tangent curve to the left and with the northeast Iine of said SH 114,
an arc distance of 173.43 feet to a 518 inch iron rod with cap stamped "GORRONDONA" found
for comer; THENCE South 27 degrees 18 minutes 12 seconds East, with the € ortheast line of
said SH 114, a distance of 26.02 feet to a calculated paint for the POINT OF BEGINNING, said
