ORDINANCE NO.1282
AN ORDINANCE VACATING AND REDUCING THE SIZE OF AN
EASEMENT ON THE REMAINDER OF LOT 1R1R1R, BLOCK 1
OF SABRE GROUP CAMPUS ADDITION OF THE TARRANT
COUNTY RECORDS, LOCATED IN THE CITY OF SOUTHLAKE;
DECLARING THAT A PORTION OF SUCH EASEMENT IS
UNNECESSARY FOR USE BY THE PUBLIC; AUTHORIZING THE
MAYOR TO EXECUTE QUITCLAIM DEEDS RELEASING
PUBLIC INTEREST OF THESE EASEMENTS; PROVIDING A
SEVERABILTY CLAUSE; AND PROVIDING AN EFFECTIVE
DATE.
WHEREAS, the City of Southlake, Texas ("the City") is a home rule city acting under its
power adopted by the electorate pursuant to Article XI, Section 5 of the Texas
Constitution and Chapter 9 of the Local Government Code; and
WHEREAS, the City Council of the City of Southlake, after careful study and
consideration, has determined that the portion of the easement, located in the City of
Southlake, recorded in D215235001 is not being used by, nor useful or convenient to the
public in general; therefore, it would be better served and benefited by its vacation and
reduction in size; and
WHEREAS, in order to remove any question as to the continued interest in the
easements, the City desires to execute a quitclaim deed releasing all title and control in
said easement to the owners of the property.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE
CITY OF SOUTHLAKE, TEXAS:
SECTION 1
A 0.114 acre portion of the 15-foot public utility easement located on Lot
1R1R1R, Block 1 of Sabre Group Campus Addition in the City of Southlake, more
specifically described in the county records in D215235001. The easement records
attached hereto and incorporated herein for all purposes, are not being used by, nor useful
or convenient to the public in general and the public would be better served and benefited
by their vacation and reduction in size as public easements.
SECTION 2
The Mayor of the City of Southlake, Texas, is hereby authorized and empowered
to execute quitclaim deed for the above -mentioned property in Section 1 to the following
entity: TD Ameritrade Services Company, Inc.

SECTION 3
Copies of said quitclaim deeds shall be presented for filing with the County Clerk
of Tarrant County, Texas by the office of the City Secretary.
SECTION 4
It is hereby declared to be the intention of the City Council that the phrases,
clauses, sentences, paragraphs and sections of this ordinance are severable, and if any
phrase, clause, sentence, paragraph or section of this ordinance shall be declared
unconstitutional by the valid judgment or decree of any court of competent jurisdiction,
such unconstitutionality shall not affect any of the remaining phrases, clauses, sentences,
paragraphs and sections of this ordinance, since the same would have been enacted by the
City Council without the incorporation in this ordinance of any such unconstitutional
phrase, clause, sentence, paragraph or section.
SECTION 5
This Ordinance shall be in full force and effect from and its passage, and it so
ordained.

Being a 0.114 acre (4,958 square feet) tract of land situated in the V. P. Martin Survey, Abstract
No_ 1015, City of 5outhlake, Tarrant County, Texas, and being a portion of Lot 1R1R1 R, Black 1
of the Sabre Group Dam pus Addition, an addition to the City of Southiake, Tarrant County, Texas
as recorded in Instrument No. D218087500 of the Official Public Records of Tarrant County,
Texas, said Lot 1 R1R1R being conveyed to TD Ameritrade Services Company, Inc. by Special
Warranty Deed dated October 15, 2015 as recorded in Instrument No_ ❑215235001 of said
Off cial Public Records of Tarrant County, Texas, said 0.114 acre (4,958 square feet) tract of land
also being a portion of are existing 15' Public Utility Easement granted to the City of Southiake as
recorded in Volume 12180, Page 1544 of said Official Public Records of Tarrant County, Texas,
said 0.114 acre (4,958 square feet) tract of land being more particularly described by metes and
bounds as follows -
COMMENCING at a 518 inch iron rod with cap stamped "GORRONDONA" found for the
intersection of the northeast line of SH 114 (a variable width right -of --way) with the northwest line
of said Lot 1R1R1R and the southeast line of Lot 1R1R2, Black 1 of the Sabre Group Campus
Addition, an addition to the City of Southiake, Tarrant County, Texas as recorded in Instrument
No_ D215221562 of said Official Public Records of Tarrant County, Texas, said 518 inch iron rod
with cap stamped "GORRONDONN' being the beginning of a non -tangent curve to the left having
a radius of 4,738.00 feet, a delta of 02 degrees 05 minutes 50 seconds and whose chord bears
South 32 degrees 56 minutes 36 seconds East, a chord distance of 173.42 feet; THENCE
Southeasterly, with said non -tangent curve to the left and with the northeast fine of said SH 114,
an arc distance of 173.43 feet to a 5!8 inch iron rod with cap stamped "GORRONDONA" found
for corner; THENCE South 27 degrees 18 minutes 12 seconds East, with the northeast line of
said 5H 114, a distance of 26.02 feet to a calculated paint far the POINT OF BEGINNING, said
calculated point being in a northeast line of said existing 15' Public Utility Easement;
THENCE South 78 degrees 37 minutes 22 seconds East, with a northeast line of said existing 15'
Public Utility Easement, a distance of 172.33 feet to a calculated point for corner;
THENCE North 27 degrees 02 minutes 18 seconds East, with a northwest line of said existing 15'
Public Utility Easement, a distance of 99.90 feet to a calculated point for the southeast
corner of a proposed 15.0' Public Utility Easement;
THENCE North 77 degrees 23 minutes 10 seconds East, a distance of 19.4B feet to a calculated
paint for comer in the southeast line of said existing 15' Public Utility Easement;

15' Public Utility Easement, a distance of 4.04 feet to a calculated point far the most
westerly southwest corner of said existing 15' Public Utility Easement;
THENCE North 31 degrees 53 minutes 34 seconds West, with a southwest line of said existing
15' Public Utility Easement, a distance of 15.04 feet to a calculated point for the most
westerly northwest comer of said existing 15' Public Utility Easement;
THENCE North 53 degrees 44 minutes 55 seconds East, with a northwest line of said existing 15'
Public Utility Easement, a distance of 9.52 feet to a calculated paint forthe most easterly
northwest comer of said existing 15' Public Utility Easement;
THENCE South 78 degrees 37 minutes 22 seconds East, with a northeast line of said existing 15'
Public Utility Easement, a distance of 37.30 to the POINT OF BEGINNING, and
