EXECUTIVE
SUMMARY: Magnolia Property Company is requesting approval of variances to Sign
Ordinance No. 704, as amended, for an attached sign at their newly
constructed office building located at 850 S. Village Center Dr., Southlake
TX, 76092.
DETAILS: The property is situated in a recently developed area, located between
Nolen Drive and S. Kimball, slightly southwest of the western corner of S.
Village Center Drive. Magnolia Property Company is requesting approval
of an attached building sign that will require variances for the upper -story
sign, push -through raceway sign, as well as variances for the letter height
and logo height. The variance requests specifically pertain to an existing
sign the applicant would like to relocate from their previous office site
located at 1900 Airport Freeway Bedford, TX 76022.

LEGAL DESCRIPTION: Lot 7, Block A, Thomas Easter No. 474 Addition
CURRENT ZONING: "S-P-2" Generalized Site Plan District
HISTORY: The "AG" Agricultural District zoning was approved with the
adoption of the Zoning Ordinance No 480 and the official Zoning
Map on September 19, 1989.
A zoning change and site plan for three (3) buildings was approved
by City Council on May 19, 2021.
SIGN BOARD: January 4t", 2024; Approved (5-0), noting approval of SV23-0022.
CITY COUNCIL:
STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for a sign application submittal prior to sign installation.
