Item 6 - SV23-0022- Staff report Case No. SV23-0022 S T A F F R E P O R T December 29th, 2023 CASE NO: SV23-0022 PROJECT: Sign Variance for Magnolia Property Company EXECUTIVE SUMMARY: Magnolia Property Company is requesting approval of variances to Sign Ordinance No. 704, as amended, for an attached sign at their newly constructed office building located at 850 S. Village Center Dr., Southlake TX, 76092. DETAILS: The property is situated in a recently developed area, located between Nolen Drive and S. Kimball, slightly southwest of the western corner of S. Village Center Drive. Magnolia Property Company is requesting approval of an attached building sign that will require variances for the upper-story sign, push-through raceway sign, as well as variances for the letter height and logo height. The variance requests specifically pertain to an existing sign the applicant would like to relocate from their previous office site located at 1900 Airport Freeway Bedford, TX 76022. Case No. SV23-0022 The requested variances are as follows: Proposed Sign Permitted by Sign Ordinance No. 704, as amended Proposed (SV23- 0022) Upper story sign is prohibited. Letter height: 19.5’’ Logo height: 24.38’’ Cabinet signs prohibited. Sign width not to exceed 75% of building facade. Permitted: 12’- 6’’ Sign area: 44.45 sq. ft. A zoning change and site plan for three (3) buildings was approved by City Council on May 19, 2021. STAFF COMMENTS: City Council approval of the request does not eliminate the requirement for a sign application submittal prior to sign installation.
