SUMMARY: Nick Heitz, on behalf of Top Prospects Academy, is requesting approval of a
variance to Sign Ordinance No. 704, as amended.
DETAILS: The property is located off Market Loop just east of Commerce Street in the “I-1”
Light Industrial zoning district. The applicant is requesting a variance for the existing
flat panel sign that was installed without a permit, specifically for the sign area
exceeding the maximum permitted area as defined by Sign Ordinance No. 704, as
amended.

HISTORY: In 2011, a sign permit was issued for an attached building sign for
the previous tenant on the east elevation of the building. This sign
has since been removed. (SIGN11-0009).

STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for a sign application submittal prior to sign installation.
