Please demonstrate that the following conditions are applicable to the requested sign variance:
That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
Corgan is requesting approval of an amendment to the previously approved Master Sign Plan for the new
Granite Place Two building located at 601 State Street, Southlake, Texas. The amendment would allow tenant
signage to be installed along the south corner (top) of the East Elevation as shown in Exhibit D. The
maximum size of signage would respect the 4'-0" height limit approved by the City for top building -mounted
signage in the West and South Elevations. Due to the facade articulation, the length of the sign would be
limited to a max. of 40'-0". All other aspects of the signage will be compliant with Ordinance 704.
?. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self imposed.
Signage visibility for this top corner of the building has proved key from various points along the DT
district as well as associated roadways serving the area. This proves beneficial to current / future
tenants.
That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
The variance would allow for additional tenant signage along the East facade which is visible from
the downtown areas and adjacent roadways. The change will not impact development of adjacent
properties and all other aspects of the signage will be compliant with Ordinance 704.
4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
All building mounted signage will be compliant with the spirit and purpose of Ordinance 704.

We are currently seeking approval from the City of Southlake for a variance that would allow Granite
Properties to include signage over the top south corner along the East Elevation of the Granite
Southlake Phase 2 office building. This elevation had not been presented to the city previously for
approval.
The attached Exhibits B and C were approved by the City Council in November 2022 and are
included for reference. New Exhibits D and E revise the information on the approved elevations and
site plan drawings to include the proposed new sign type F. The new sign would respect the
previously approved max. height of 4'-0" and would extend a maximum of 40'-0" in length due to the
fagade articulation at this area. All other characteristics of the sign would remain unchanged and
would comply with the spirit and intent of Sign Ordinance 704.
