Leave areas to receivetopsoil 3" below final desired grade in planting areas and 1" below final gradein turf areas.2.Adjust contours to achieve positive drainage away from buildings. Provideuniform rounding at top and bottom of slopes and other breaks in grade.Correct irregularities and areas where water may stand.3.All lawn areas to receive solid sod shall be left in a maximum of 1" below finalfinish grade. Contractor to coordinate operations with on-site ConstructionManager.4.Contractor to coordinate with on-site Construction Manager for availability ofexisting topsoil.5.Plant sod by hand to cover indicated area completely. Insure edges of sodare touching. Top dress joints by hand with topsoil to fill voids.6.Roll grass areas to achieve a smooth, even surface, free from unnaturalundulations.7.Water sod thoroughly as sod operation progresses.8.Contractor shall maintain all lawn areas until final acceptance. Survey data of existing conditions wassupplied by others.2.Contractor shall locate all existing underground utilities and notify Architect ofany conflicts. Contractor shall exercise caution when working in the vicinity ofunderground utilities.3.Contractor is responsible for obtaining all required landscape and irrigationpermits.4.Contractor to provide a minimum 2% slope away from all structures.5.All planting beds and lawn areas to be separated by steel edging. No steel tobe installed adjacent to sidewalks or curbs.6.All landscape areas to be 100% irrigated with an underground automaticirrigation system and shall include rain and freeze sensors.7.All lawn areas to be Solid Sod Bermudagrass, unless otherwise noted on thedrawings.1.Fine grade areas to achieve final contours indicated on civil plans.2.Adjust contours to achieve positive drainage away from buildings. 'Conweb' or equal.5.Fiber Tack: Shall be delivered to the site in its original unopened container,and shall be 'Terro-Tack one', as manufactured by Growers, Inc., or equal.6.Hydromulch with Bermudagrass seed at a rate of two (2) pounds per onethousand (1000) square foot.7.Use a 4'x8' batter board against all beds areas.8.If installation occurs between September 1 and April 1, all hydromulch areasto be Winter Ryegrass, at a rate of four (4) pounds per one thousand (1000)square feet. Contractor shall be required to re-hydromulch withBermudagrass the following growing season.9.In the event rye grass is necessary due to time of year installation, it shall bethe responsibilty of the contractor to scalp existing grass, bag clippings, andscarify soil to a depth of 1" prior to pernament lawn grass installation.10.All lawn areas to be hydromulched, shall have one hundred (100%) percentcoverage prior to final acceptance.11.Contractor shall maintain all lawn areas until final acceptance. To Whom It May Concern,
We are submitting this Variance Request Letter on behalf of Constellation Real Estate Partners,
the applicant of the Site Plan, to request a variance on the Tree Preservation requirement. The subject
property is defined as 33.71 acres of unplatted property in the H. Decker Survey, Abstract No. 438 in the
City of Southlake, Tarrant County, Texas. The location of the property is 2100 Mustang Ct, Southlake, TX
76092, and the existing zoning district is I2 - Heavy Industrial.
The current site has 22.95% tree cover existing on site. Based on the City of Southlake Code of
Ordinances, the minimum cover to be preserved is 60%. This request is to allow 0% of tree preservation
for the site. The existing site is a Magellan gas pipeline facility including multiple tanks and heavy
industrial equipment on site. The proposed site includes 4 light industrial warehouse buildings with new
landscaping and tree plantings to improve the overall visual aesthetic of the site.
