ZONING BOARD OF ADJUSTMENT MEETING: September 28, 2023

Members Present: Board members: Jeff Medici - Chairman, David Treichler - Vice Chairman,
Clinton Snead - Place 1, Trey Verbick - Place 3, Jennifer Gatz - Alternate 1, Frank Bernardo -

Staff Present: Reagan Rothenberger, Planning Manager, and Denia Reyes, Board Secretary
1. Call to Order: Chairman Medici called the Regular Session to order at 6:33 P.M.
2. Executive Session: No executive session was held.
3. Approval of the Minutes: Chairman Medici opened the discussion of the minutes of the
Zoning Board of Adjustment meeting held on August 24, 2023.
A motion was made to approve the minutes of the Zoning Board of Adjustment meeting held on
August 24, 2023.

4. Administrative Comments: Reagan Rothenberger, Planning Manager, announced that the
next scheduled meeting is on October 26, 2023.
6. Consider: ZBA23-0016, Special Exception Use, per Ordinance No. 480, as amended,
Section 44.12(2) for an accessory structure greater than the size permitted on property
described as Lot 2, Block 2, The Dominion Southlake, an addition to the City of Southlake,
Tarrant County, Texas, and located at 1002 Dominion Drive, Southlake, Tarrant County, Texas.
Current Zoning: "SF-20A" Single Family Residential District. SPIN District #9 PUBLIC

Planner Rothenberger presented details of the case with a slide show presentation to the Board.
The applicant, Taylor Meyers, requested a Special Exception Use, per Ordinance No. 480,
as amended, Section 44.12(2) for an accessory structure greater than the size
permitted.
The applicant, Taylor Meyers, once sworn in, presented testimony, and answered questions
from the board.
Chairman Medici asked if there were those in the audience who wished to speak in support of
the request.
There being none, Chairman Medici asked if there were those in the audience who wished to
speak in opposition to the request.
There being none, Chairman Medici closed the public hearing and opened the item for
discussion from the Board.

6. Request to Table: ZBA23-0017, Special Exception Use, per Ordinance No. 480, as
amended, Section 44.12(1) for a domestic employee or family quarters and a Variance to
Ordinance No. 480, as amended, Section 44.12(6) for a reduction to the required setback
for a residential accessory structure on property described as Lot 8 Lakewood Acres No. 2
Addition, an addition to the City of Southlake, Tarrant County, Texas, and located at 500 Bent
Wood Lane, Southlake, Tarrant County, Texas. Current Zoning: "SF1-A" Single Family
Residential District. SPIN District #7 PUBLIC HEARING
A motion was made to table case ZBA23-0017 - To the Oct.26, 2023 meeting.

7. Consider: ZBA23-0018, Variance to Ordinance No 480, as amended, Section 11.4(c)
requiring a side yard setback of no less than twenty (20) feet, on property described as
Tract 1 E, Absolom H. Chivers Survey, Abstract No. 299, City of Southlake, Tarrant County,
Texas, and located at 875 E. Dove Road, Southlake, Tarrant County, Texas. Current Zoning:
"SF -IA" Single Family Residential District. SPIN District #3 PUBLIC HEARING
Planner Rothenberger presented details of the case with a slide show presentation to the Board.
The applicant, Conan Tan on behalf of parents Guam and May Tan requested to reduce each
required side yard setback an equal amount from twenty (20) to fourteen (14) feet. This would allow
the construction of a proposed home plan provided herein.
The applicant, Conan Tan, once sworn in, presented testimony, and answered questions from
the board.
Chairman Medici asked if there were those in the audience who wished to speak in support of the
request.
There being none, Chairman Medici asked if there were those in the audience who wished to
speak in opposition to the request.
There being none, Chairman Medici closed the public hearing and opened the item for
discussion from the Board.

8. Consider: ZBA23-0020, Special Exception Use, per Ordinance No. 480, as amended,
Section 44.12(6) for a reduction to the required setback for a residential accessory structure
on a property described as Lot 29, Block 9, Carillon Lakes Phase 5A, an addition to the City of
Southlake, Tarrant County, Texas, and located at 901 La Salle Lane, Southlake, Tarrant County,
Texas. Current Zoning: 'ECZ" Employment Center Zoning District. PUBLIC HEARING
Planner Rothenberger presented details of the case with a slide show presentation to the Board.
The applicant, Pradeep Bodige, requested an approval of a Special Exception Use to permit a reduction
in the rear yard setback by permitting a portion of an eave to encroach into the required setback. Eaves
on accessory structures may only encroach into a setback by one (1) foot. The applicant requested that
a small portion of a corner encroach as much as two (2) feet.

A motion was made to approve case ZBA23-0020 - With the condition: To only allow the roof of
the structure to be as close as 8' to the property line as shown in the renderings provided, and
any other portion of the structure shall not encroach into any required setback.)
