Gary Chasteen, on behalf of Nathan Williams, is requesting approval of a Special
Exception Use, per Zoning Ordinance No. 480, as amended, Section 44.12(7) for
permitting an accessory building forward of the principal building on the lot,
on property described as Lot 1, Block 1, Brewerton Addition, an addition to the City
of Southlake, Tarrant County, Texas, and located at 2507 Florence Road,
Southlake, Tarrant County, Texas.
The applicant is requesting approval of a Special Exception Use per Ordinance No.
480, as amended, Section 44.12(7) to allow an approximately 3,500 square foot
accessory structure forward of the principal building (home) on the lot.
The applicant proposes the structure be in the front yard due to difficulty of
constructing a building in the rear yard due to the placement of the existing home.
Placing a structure to the rear of the home would cause a significant number of trees
to be removed. The owner would prefer not to remove rock planters that serve as
erosion control measures on either side of the home. The structure would be
screened from view from Florence Road by a large grove of trees. The proposed
structure meets all other zoning standards for accessory structures, including
setbacks, height, materials, etc.
The structure would be setback approximately 50’ from the property boundary on
the east side of the lot and would align with the adjacent property owners’
home at 2411 Florence Road. The structure would be partially screened from this
neighbor by existing trees.
ACTION NEEDED: 1) Conduct a public hearing.
2) Consider approval of the requested Special Exception Use.

HISTORY: - The property was annexed in 1988.
- The “SF-1A” Single Family Residential District zoning was placed on the
property with the adoption of Ordinance No. 480 and the Official Zoning Map
on September 19, 1989.
- A Final Plat was filed for the property on November 16, 1989.
- A Certificate of Occupancy was granted for an approximately 3,000 square
foot primary structure on April 4, 1990.
- A permit for a 2,500 square foot residential addition was granted on May 11,
1995.
STAFF COMMENTS: The findings necessary for the Board to approve a Special Exception Use
Permit are below:
1) No special exception shall be granted unless the Board finds that the
requested exception is specifically permitted by the zoning ordinance;
2) That the location of the proposed activities and improvements is
clearly defined on the concept plan or plot plan, and
3) That the special exception is wholly compatible with the use and
permitted development of adjacent properties either as filed or subject
to such limitations and requirements as the board deems to be
necessary to protect adjacent properties.
