EXECUTIVE
SUMMARY: Priority Signs and Graphics, on behalf of Pizza Hut, is requesting approval of three
variances to Sign Ordinance No. 704, as amended, for Pizza Hut located at 100 W.
Southlake Blvd Suite 100, Southlake TX, 76092.
DETAILS: The property is located at the northwest corner of the intersection of N. White Chapel
Blvd and Southlake Blvd. Pizza Hut is requesting to replace their existing sign, and
the new sign requires variances for sign and logo area, along with the addition of
red siding which is not specifically permitted by Sign Ordinance No. 704, as
amended.

BACKGROUND INFORMATION

PROPERTY SITUATION: 100 W. Southlake Blvd Suite 100
LEGAL DESCRIPTION: Lot 2R1, L.B.G. Hall No. 686 Addition
CURRENT ZONING: “S-P-2” Generalized Site Plan District
HISTORY: August 15, 2000, City Council approved a variance to allow a
maximum letter height of 60 inches for the existing “Tom Thumb”
sign with a Pharmacy tag line.
February 19, 2008; City Council approved the “Tom Thumb” sign
(60 inches) and “Pharmacy” sign without the mortar and pestle and
did not approve a “Signature Café” sign. (SP08-016)
March 5, 2020; Sign Board approved the motion to table a sign
variance request for parking lot grocery pick-up signage. (SV20-
0005)

STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for a sign application submittal prior to sign installation.
