PROJECT: Sign Variance for The Gent's Place
EXECUTIVE
SUMMARY: Technology Media Group, on behalf of The Gent's Place, is requesting approval of
variances to Sign Ordinance No. 704, as amended, for the Gent's Place located at
1201 E. SH 114, Suite 140, Southlake, Texas 76092.
DETAILS: The property is located at the southeast corner of the intersection of N. Carroll
Avenue and E. SH 114. The applicant is requesting variances for two "push thru"
cabinet signs. The western elevation sign requires three variances: one for sign type
to allow a "push thru" cabinet sign, one for the sign width exceeding 75% of the
building fagade, and one for the logo height exceeding the maximum height
permitted. The eastern elevation sign requires two variances: one for the "push thru"
cabinet sign type and one for the logo height exceeding the maximum height
permitted.
At the September 21, 2023 Sign Board meeting, the Board voted 4-3 to approve the
variances, with Kubiak, Springer, and Driscoll dissenting. The dissenting Board
members were primarily concerned with the variance for sign type to allow a "push
thru" cabinet sign.

LEGAL DESCRIPTION: GREENWAY-CARROLL ADDITION Lot 1 R
CURRENT ZONING: "C-3" General Commercial District
HISTORY: October 7, 2014; City Council approved a Master Sign Plan for
Carroll Pointe for Chuy's for attached building signs, the
development monument signs, and a blade sign for Chuy's.
(MSP14-003)
March 18, 2018; City Council approved an amendment to the
master sign plan for Chuy's to relocate an existing attached sign
located on a recessed fagade on the east elevation to the adjacent
facade at a higher level. The size remained the same. (MSP18-001)
December 6th, 2022; City Council granted approval for a series of
variances related to a push-thru cabinet sign intended for Capitol
Grille. These variances encompassed aspects such as letter height,
sign height, sign width, and the sign area.
SIGN BOARD: September 21, 2023; Approved (4-3; Kubiak, Driscoll, and Springer
dissented), subject to the Staff Report dated September 15th, 2023.
CITY COUNCIL:
STAFF COMMENTS: City Council approval of the request does not eliminate the
requirement for a sign application submittal prior to sign installation.
