2185 East Southlake Boulevard, Southlake, Texas 76092 (the "Property")
I. PURPOSE OF REQUEST
The purpose of this request is to submit three (3) development applications for the
Property: (1) Zoning Application; (2) Site Plan Application; and (3) Comprehensive Plan
Amendment Application. The Zoning and Site Plan Applications are to request an S-P-1
(Detailed) Site Plan to govern the Property. The Comprehensive Plan Amendment
Application is to request a site -specific recommendation for the Property.
II. CURRENT LAND USE
The Property is currently zoned as a `B-1 Business Service Park District" and is vacant,
infill land. The City's Comprehensive Plan has two (2) Future Land Use designations for
the Property: (1) "Retail Commercial" on the northern portion of Property; and (2)
"Office Commercial" on the southern portion of Property.
III. PROPOSED LAND USE
This application proposes a new S-P-1 (Detailed) Site Plan for the Property, which would
allow for an approximately 75,000 square foot, single -tenant retail use.
IV. SURROUNDING LAND USE
North and east of the Property is zoned S-P-1 (Detailed) Site Plan, which includes
various retail and restaurant uses, while south and west of the property is zoned
Community Service, which includes church and school uses.
