Item 6 - Staff Report Case No. SV23-0013 S T A F F R E P O R T July 28th, 2023 CASE NO: SV23-0013 PROJECT: Sign Variance for Chair King EXECUTIVE SUMMARY: NEC Signage and Graphics, on behalf of Chair King, is requesting approval of two variances to the Gateway Plaza Phase I Master Sign Plan for an attached building sign for Chair King. DETAILS: NEC Signage is requesting two variances for Chair King located at 2951 E State Highway 114 for overall sign height for an attached sign on the north elevation as well as for the sign area. Chair King occupies the east end of the building, with the store frontage facing State Highway 114. The applicant is requesting one attached building sign with “chair king” to be 42-inch letters in height for the “H”, “l” and “K” and the remaining letters to be 32.50 inches in height. The “BACKYARD STORE” lettering is 13.75 inches in height. The designed divider line between “chair king” and “BACKYARD STORE” is 16.625 inches in height. The sum of the three measurements equates to an overall sign height of 73.38 inches. The Gateway Plaza Phase I Master Sign Plan allows for a maximum letter height and a maximum sign height of 42 inches. In addition, they are requesting a variance to exceed the maximum allowable sign area. The maximum allowable signage area is 115.50 sq. ft., and the applicant is requesting a sign area of 138.71 sq. ft.
