That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. 2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. 3. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. One of the reasons why we consider we will need a variance for our signs is to match the standard branding of HTeaO, tthe corporate branding needs to be as consistent as possible from location to location, which will demonstrate company standardization and also, generate confidence to our customers. Furthermore, HTeaO franchisee has invested significantly to construct their signs and not having the standardize could cost this location not be able to participate into monthly promotions with different types of drinks (HteaO generates a lot of revenue on their promotional items). This variance will not injure any adjacent properties. This design of the monument sign is standard and have been used in all the premises, there is no existing case where it has affected its neighbors. They have always been wholly compatible with the use and permitted development of adjacent properties. We always follow the sign ordinances in every city that we have worked in. In some cases, we apply for the sign variant, with the objective of reaching an agreement with the city without harming the law or the client.
