DEMONSTRATION
Please demonstrate that the following conditions are applicable to the requested sign variance:
1. That a literal enforcement of the sign regulation will create an unnecessary hardship or practical
difficulty on the applicant.
There are 2 parts to this Variance Request as follows:
- PART #1 – SIGN PLACEMENT – per Sign Ordinance #704-J, Section 5.2.24 – Upper story
signs, unless approved as part of a Master Sign Plan or variance, are prohibited.
Acadia Services is purchasing and occupying the entire building and, therefore, would like their
sign installed above the main building entrance on the stone column. However, due to the design
of the column, the sign will extrude onto the second floor. Acadia Services respectfully requests
their sign be installed above the front door and extrude slightly onto the second floor.
- PART #2, OPTION A – SIGN DESIGN – per Sign Ordinance #704-J, Section 5.2.27 – Channel
cut letters (internally or externally illuminated) mounted to a sign backer, are prohibited.
This is for Option A of the Logo. Acadia Services has a uniquely designed logo that prevents
them from having backlit reverse channel letters due to the inclusion of trees. The only way to
create legible backlit letters at night is to separate the letters and trees, but this compromises the
look of the logo during the day. A sign backer will allow the logo to still achieve the same look
during the day with only the letters being legible at night (the trees are part of the sign backer
and, therefore, not illuminated). Acadia Services respectfully requests that Option A with a sign
backer be approved so the trees can be included, and the sign still be legible at night.
- PART #2, OPTION B – SIGN DESIGN – per Sign Ordinance #704-J, Section 5.2.27 – Channel
cut letters (internally or externally illuminated) mounted to a sign backer, are prohibited.
This is for Option B of the Logo. Acadia Services has a uniquely designed logo that prevents
them from displaying it because it is a single, connected piece. Per Seantay Carpenter, this would
be considered a cabinet sign, even if it is constructed as a single, front lit channel letter.
Therefore, we have separated out the channel letters and kept the same backplate shown in
Option A. If Option A is not approved, Acadia Services respectfully requests that Option B with
the sign constructed as separate, face-lit channel letters with perforated vinyl, mounted to a sign
backer be approved so the trees can be included and the sign be illuminated white at night.
2. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected
property and is not self-imposed.
There are 2 parts to this Variance Request as follows:
- PART #1 – SIGN PLACEMENT – per Sign Ordinance #704-J, Section 5.2.24 – Upper story
signs, unless approved as part of a Master Sign Plan or variance, are prohibited.
Acadia Services is purchasing and occupying the entire building and was not involved in the
original construction or design. Due to the design of the stone column, they are limited on space
and placement without extruding onto the second floor.

This is for Option A of the Logo. Acadia Services has a uniquely designed logo that prevents
them from having backlit reverse channel letters due to the inclusion of trees. The City of
Southlake Sign Code prevents them from having a sign backer to accurately depict their
logo/branding during the daytime while still being legible at night.
- PART #2, OPTION B – SIGN DESIGN – per Sign Ordinance #704-J, Section 5.2.27 – Channel
cut letters (internally or externally illuminated) mounted to a sign backer, are prohibited.
This is for Option B of the Logo. The same notes apply as Option A. This is an alternative
design that still includes a backer so the trees in their logo can be accurately depicted.
3. That the variance will not injure and will be wholly compatible with the use and permitted
development of adjacent properties.
There are 2 parts to this Variance Request as follows:
- PART #1 – SIGN PLACEMENT – per Sign Ordinance #704-J, Section 5.2.24 – Upper story
signs, unless approved as part of a Master Sign Plan or variance, are prohibited.
Acadia Services is purchasing and occupying the entire building. Installing their sign above the
main entrance will result in a slight extrusion onto the second floor. This will in no way injure or
impact the development of adjacent properties, existing or future.
- PART #2, OPTION A – SIGN DESIGN – per Sign Ordinance #704-J, Section 5.2.27 – Channel
cut letters (internally or externally illuminated) mounted to a sign backer, are prohibited.
This is for Option A of the Logo. Acadia Services has a uniquely designed logo that prevents
them from having backlit reverse channel letters due to the inclusion of trees. Using a sign backer
to preserve the overall look of their logo will in no way injure or impact the development of
adjacent properties, existing or future.
- PART #2, OPTION B – SIGN DESIGN – per Sign Ordinance #704-J, Section 5.2.27 – Channel
cut letters (internally or externally illuminated) mounted to a sign backer, are prohibited.
This is for Option B of the Logo. The same notes apply as Option A. This is an alternative
design that still includes a backer so the trees in their logo can be accurately depicted.

4. That the variance will be in harmony with the spirit and purpose of the sign ordinance.
There are 2 parts to this Variance Request as follows:
- PART #1 – SIGN PLACEMENT – per Sign Ordinance #704-J, Section 5.2.24 – Upper story
signs, unless approved as part of a Master Sign Plan or variance, are prohibited.
Acadia Services is purchasing and occupying the entire building and, therefore, would like their
sign installed above the main building entrance on the stone column. Their desire for the sign
placement is not intended to go against the sign ordinance. They are limited in available space for
their logo without extruding onto the second floor, due to the original building design. They want
their logo above the main entrance do demonstrate their possession of the entire building, which
is ultimately in harmony with the spirit and purpose of the sign ordinance to “allow for a
reasonable use of signs by businesses, residences, and other properties for advertisement.”
- PART #2, OPTION A – SIGN DESIGN – per Sign Ordinance #704-J, Section 5.2.27 – Channel
cut letters (internally or externally illuminated) mounted to a sign backer, are prohibited.
This is for Option A of the Logo. Acadia Services has a uniquely designed logo that prevents
them from having backlit reverse channel letters due to the inclusion of trees. They would like to
maintain the integrity of their logo while still following Southlake’s sign ordinance as closely as
possible. While the sign ordinance may align perfectly with many businesses’ logos, in this case,
a sign backer would allow “a reasonable use of signs by businesses” to maintain their branding.

RE: Sign Variance Request - NARRATIVE
Image 212 would like to formally request a Sign Variance for and on behalf of Acadia Services, LLC, located
at 351 W. Southlake Blvd, Southlake, TX 76092. Acadia Services is requesting a 2-part Variance, as further
detailed below.
We are seeking approval of both the PLACEMENT and DESIGN of the company’s building sign as follows:
1) PLACEMENT: Acadia Services is purchasing and occupying the entire building and, therefore, would
like their sign installed above the main building entrance on the stone column. However, due to the
design of the column, they are limited in space, and the sign will extrude onto the second floor. Per
Section 5.2.24 of the Sign Ordinance, upper story signs are prohibited. Acadia Services respectfully
requests their sign be installed above the main entrance, which would result in a slight extrusion onto
the second floor.
2) DESIGN: Acadia Services is proposing 2 Options for the Sign Design:
a. OPTION A (1st Choice): Acadia Services has a uniquely designed logo that prevents them
from having backlit reverse channel letters due to the inclusion of trees. The only way to create
legible backlit letters at night is to separate the letters and trees, but this compromises the look
of the logo during the day. A sign backer will allow the logo to achieve the same look during
the day with only the letters being legible at night (the trees are part of the sign backer and,
therefore, not illuminated). Acadia Services respectfully requests that Option A with a sign
backer be approved so the trees can be included to preserve the integrity of their logo, and the
sign still be legible at night (illuminated with White LEDs).
b. OPTION B (2nd Choice): Acadia Services has a uniquely designed logo that prevents them
from displaying it as-is because it is a single, connected piece. Per Seantay Carpenter, this
would be considered a cabinet sign, even if it’s constructed as a single, front lit channel letter.
Therefore, we have separated the letters and kept the same backer from Option A. If Option A
is not approved, Acadia Services respectfully requests that Option B with the sign constructed
as separate, face-lit channel letters with perforated vinyl, mounted to a sign backer be approved
so the trees can be included during the day and the letters be illuminated white at night.
