Lot 2, Block A, North Davis Business Park Case # ZA23-0041 Dear Ms. Smithers: Our office has been commissioned by Mr. Rodgers Miller to prepare the documents necessary for the expansion of the on-site parking at their facility at 2150 Greenwood Drive. The site was amended in April of 2000 for the addition of a second assembly/storage and office building (approximately 6,050 sq. feet) and eleven parking spaces. Since the expansion, the number employees have been increased such that they park on the street and/or over the loading zones/fire lane. Mr. Miller would like to install ten (10) new parking spaces on the site. This expansion will allow for the employees to have adequate spaces during their work shift without encroaching into the loading zones. It will also provide some spaces for vendors and other visitors to park. Due to the existing building placement, the only area that would support additional parking spaces is along the east property line. Along this side of the property, there is an existing concrete flume that conveys water from the adjoining residential development on the north side across the J.I.L. Custom Cabinets to the paving on Greenwood Drive. This flume occupies most of the Type “A” Buffer Yard required and would prevent any required large landscaping to be installed. We are requesting that the proposed parking expansion for J.I.L. Custom Cabinets, Inc on Lot 2, Block A, North Davis Business Park Addition should be allowed to follow the requirements associated with the current zoning use, and we request that the City consider two variances to the code.
