FORUM SUMMARY: Property Situation: 671 State St. Development Details: • Cooper & Company is seeking approval of a Site Plan for Block 16, Lot 4, to allow development of a new single-story commercial building on the southeast corner of State St. and the State Highway 114 frontage road in Southlake Town Square. • Total lot area is 36,107 sq. ft. The proposed 5,301 sq. ft. commercial building is smaller than the 10,000 sq. ft. building allowed under the approved Development Plan for Block 16. • The Site Plan conforms to the approved Development Plan for Block 16. The modern exterior architecture of the new building meets the Southlake Town Square Design Guidelines. • The building's facade features a series of 3 bays organized around the main entry’s larger, taller bay. A canopy cover over the wraparound porch on the western and northern facades pays homage to the outdoor porches which are a feature of many historical Southlake and North Texas buildings, providing an outdoor social space for customers, visitors, and employees of the building. • Building exterior material is predominantly brick with storefront glass. Areas above the glass storefront are detailed with decorative engineered wood panels. Rear and side elevations are also brick with some decorative elements. Roof and porch canopies are metal, with an engineered wood under-canopy. • The proposed building meets the intent of the Downtown District Guidelines. In addition to other Town Square precedents, its design is compatible with neighboring Granite office buildings. The building’s placement on the street adds a new point of interest on this highly visible corner location.
