Item 6B - Staff Report S T A F F R E P O R T August 29th, 2023 CASE NO: ZA23-0046 PROJECT: Site Plan for The Clariden School EXECUTIVE SUMMARY: WRA Architects, on behalf of The Clariden School, is requesting approval of a Site Plan on property described as Lot 7, Block 1, Clariden Ranch Phase III, City of Southlake, Denton County, Texas, and located at 100 Clariden Ranch Rd., Southlake, Texas. Current Zoning: “SP2” Generalized Site Plan District. SPIN Neighborhood #1. DETAILS: The property is located at the northwest intersection of N White Chapel Blvd and Clariden Ranch Rd. The purpose of this request is to seek site plan approval for two outdoor walkway canopies. The proposed canopies will connect the “Gymnasium” building to the “Arts” building as shown on the site plan. At their August 17th, 2023 regular meeting, the Planning and Zoning Commission recommended approval of the item (6-0). In November 2001; A Commercial New Building permit was issued for the private school. In October 2021; City Council approved a Site Plan for the STEAM Center consisting of a 9,028 sq ft building on the existing school campus. This included a covered walkway between the building and an existing adjacent building. SOUTHLAKE 2035 PLAN: Consolidated Future Land Use Plan The Southlake 2035 Future Land Use Plan designates this property as Public/Semi-Public. Public/Semi‐Public areas are suitable for a wide range of public, civic, and religious uses, such as government offices and facilities, public and private schools, churches, and related facilities (including parsonage and parochial schools), cemeteries, and Public Parks/Open Space uses in conjunction with these developments. Pathways Master Plan & Sidewalk Plan There is an existing 8’ sidewalk along the west side of N.
