PROJECT: Sign Variance for ULETE
EXECUTIVE
SUMMARY: Mister Sign Man, on behalf of ULETE, is requesting approval of variances to Sign
Ordinance No. 704, as amended, for attached building signs located on the west
and east elevations for ULETE located at 2308 Dean Way.
DETAILS: Mister Sign Man is requesting variances for one attached building sign with channel
letters as well as two panel signs. Panel signs are an allowed sign type in industrial
areas. The requested variances are as follows:
• Sign A (West Elevation – Channel Letter Sign)
o Sign Area: 66.78 sq. ft. requested; 70.8 sq. ft. allowed.
• Sign B (West Elevation – Panel Sign)
o Sign Area: 144 sq. ft. requested; 25 sq. ft. allowed.
o Sign Color: white requested; neutral colors other than white allowed.
• Sign C (East Elevation – Panel Sign)
o Sign Area: 144 sq. ft. requested; 25 sq. ft. allowed.
o Sign Color: white requested; neutral colors other than white allowed.
• Sign B and Sign C (Panel Signs)
o Number of signs: 2 panel signs requested; 1 panel sign allowed.

BACKGROUND INFORMATION
OWNER/APPLICANT: JMDJMD, LLC
PROPERTY SITUATION: 2308 Dean Way
LEGAL DESCRIPTION: Lot 1, Legends at Southlake
CURRENT ZONING: “S-P-2” Generalized Site Plan District
HISTORY: On December 28, 2021, the City Council approved the “S-P-2” zoning
change and site plan.
On February 15, 2022, the City Council approved the plat revision.
SIGN BOARD: August 3, 2023; Approved (5-0), subject to the Staff Report dated
August 3, 2023.
STAFF COMMENTS: City Council approval of the request does not eliminate the requirement for
a sign application submittal prior to sign installation. Please contact Seantay

Mounting for the panel signs will need to be engineered by a Structural
Engineer licensed in the State of Texas with appropriate stamp and/or seals.
