SUMMARY: Todd Hickson, on behalf of Lenna Summy is requesting approval of a Zoning
Change and Concept Plan for 1440-1500 Shady Oaks located on property
described as Lot 20, T. M. Hood #706 Addition, and Tracts 2E, 2E01, and 2E02,
Thomas M Hood Survey Abstract No. 706, City of Southlake, Tarrant County,
Texas and located at 1440 - 1500 Shady Oaks Dr., Southlake, Texas. Current
Zoning: “AG” Agricultural District and “SF-1A” Single Family Residential District.
Requested Zoning: “SF-1A” Single Family Residential District. SPIN Neighborhood
#5.
DETAILS: The property is located northwest of the intersection of Shady Oaks Drive and

congruent with the existing zoning of 1500 Shady Oaks Drive. The applicant also
proposes a concept plan for the potential expansion of the existing home.
At their June 8, 2023 meeting, the Planning and Zoning Commission
recommended approval (6-0), subject to Staff Report dated June 2, 2023, and
Revised Concept Plan Review Summary No. 1 dated May 12, 2023.

above.
* No review of proposed signs is intended with this plan. A separate building permit is required prior
to construction of any signs.

* The applicant should be aware that prior to issuance of a building permit a Plat that conforms to
the underlying zoning of the site must be processed and filed in the County Plat Records, a fully
corrected site plan, landscape plan, irrigation plan, and building plans, must be submitted for
approval and all required fees must be paid. This may include but not be limited to the following
fees: Park Fee, Perimeter Street Fee, Water & Sewer Impact and Tap Fees, and related Permit
