A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
SOUTHLAKE, TEXAS, GRANTING A SPECIFIC USE
PERMIT FOR OUTDOOR SALES AND SERVICES ON
PROPERTY DESCRIBED AS LOT 2, BLOCK 2, GATEWAY
PLAZA ADDITION, PHASE I, AN ADDITION TO THE CITY
OF SOUTHLAKE, TARRANT COUNTY, TEXAS LOCATED
AT 3020 E. SOUTHLAKE BOULEVARD (ALSO
ADDRESSED AS 3010 E. SOUTHLAKE BOULEVARD),
SOUTHLAKE TEXAS. MORE FULLY AND COMPLETELY
DESCRIBED IN EXHIBIT "A", AND AS DEPICTED ON THE
APPROVED PLAN ATTACHED HERETO AND
INCORPORATED HEREIN AS EXHIBIT "B" AND
PROVIDING AN EFFECTIVE DATE.
WHEREAS, a Specific Use Permit for outdoor sales and services has been
requested by a person or corporation having a proprietary interest in the property zoned
as "S-P-2" Generalized Site Plan District; and,
WHEREAS, in accordance with the requirements of Sections 45.1(39) and 45.11
of the City's Comprehensive Zoning Ordinance, the Planning and Zoning Commission
and the City Council have given the requisite notices by publication and otherwise, and
have afforded the persons interested and situated in the affected area and in the vicinity
thereof; and,
WHEREAS, the City Council does hereby find and determine that the granting of
such Specific Use Permit is in the best interest of the public health, safety, morals and
general welfare of the City.
NOW, THEREFORE, BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY
OF SOUTHLAKE, TEXAS:
SECTION 1.
A Specific Use Permit is hereby granted to allow outdoor sales and services on property
within the City of Southlake, Texas, more fully and completely described in Exhibit "A",
and as depicted on the approved plan attached hereto and incorporated herein as Exhibit
"B" and providing an effective date, subject to the provisions contained in the
comprehensive zoning ordinance and the restrictions set forth herein. The following
specific requirements and special conditions shall be applicable to the granting of this
Specific Use Permit:
City Council Motion:
May 5, 2020; Approved (6-0) subject to the Staff Report dated April 20, 2020 and the
Specific Use Permit Review Summary No. 2 dated March 13, 2020; noting the following:
granting a total of three (3) one day grand opening events occurring anytime between the
months of June-November 2020 and February-May 2021 (dates to be selected by the
applicant); also noting all events will adhere to the details provided by the applicant in the
document dated April 20, 2020 and the Staff Report; including approving the signage
outlined in the narrative; limiting the size of the banner to the maximum size allowed by
the Sign Ordinance; and also noting the applicant will coordinate the event with the
adjacent businesses and will limit the participation to those adjacent businesses.
SECTION 2.
This resolution shall become effective on the date of approval by the City Council.
PASSED AND APPROVED THIS 5th DAY OF MAY, 2020.

EXHIBIT "B"
Premier Grilling Southlake Grand Opening
A Saturday in June/July- 11AM to 3PM
Details of Event
• Event will start at 11AM and go until 3PM
o Store hours 10AM to 7PM
• Set up for the event will take place starting around 8AM. Loading in the grills and setting up the
tents.—At this time is when the spots will be coned off and blocked.
• Attendance—Looking between 100 and 200—Coming and going through out the 4-hour time
frame. o We do not expect to see that many at one time during the event.
• Take over 8 parking spots. Four to the left and four to the right of our front door. o Spots will be
blocked off at 8AM to start set up and reopened at 5PM
o Space will be coned off and marked so that people are not hanging outside the fire
line.
o Someone will be outside watching traffic, making sure cars don't just stop and look.
o Parking for the event attendees
• Parking spots closets/facing Southlake Blvd. Looks to be about 25 to 30 spots.
• Parking lot to the left of our building offers ups another 25 to 30 spots
• Also parking spots in the rear of our building facing Kohls.
o No Cars will be allowed to park within 10 feet of the grills.
• Event has been discussed with Angel from the Southlake Fire Department o Discussed
placement of tents, safety of grill use, ADA regulations, and safety of our guests.
o Two fire extinguishers will be located in the grill area. • Five-Pound 2A-10BC
Extinguishers
• Per ADA rules,the handicap parking spots will be open, and ramp will have accessed.
• Also,we will not have anything 44" from the curb to allow for wheelchairs (Per Fire
Department).
• Cornhole will be more than 44" away from curb.
