OVERVIEW
•Cooper & Company is seeking approval of a Site Plan for Block 16, Lot 4, to allow
development of a new single-story commercial building on the southeast corner of State St.
and the State Highway 114 frontage road in Southlake Town Square.
•Civil engineering and Landscape Architecture for the Site Plan is being provided by Westwood
Professional Services (“Westwood”). The design architect for the building is Bennett Partners
(“BP”).
•Total lot area is 36,107 sq. ft. The proposed 5,301 sq. ft. commercial building is smaller than
the 10,000 sq. ft. building allowed under the approved Development Plan for Block 16.
•The Site Plan conforms to the approved Development Plan for Block 16. The modern exterior
architecture of the new building meets the Design Guidelines Southlake Town Square.

BUILDING DESIGN
•The building’s modern exterior design has been developed by Fort Worth architect Bennett
Partners, the design architect for this building.
•The building's facade features a series of 3 bays organized around the main entry’s larger,
taller bay. A canopy cover over the wraparound porch on the western and northern facades
pays homage to the outdoor porches which are a feature of many historical Southlake and
North Texas buildings, providing an outdoor social space for customers, visitors and
employees of the building.

BUILDING DESIGN
•Building exterior material is predominantly brick with storefront glass. Areas above the glass
storefront are detailed with decorative engineered wood panels. Rear and side elevations
are also brick with some decorative elements. Roof and porch canopies are metal, with an
engineered wood under-canopy.
•The proposed building meets the intent of the Downtown District Guidelines. In addition to
other Town Square precedents, its design is compatible with neighboring Granite office
buildings. The building’s placement on the street adds a new point of interest on this highly
visible corner location.

LANDSCAPE PLAN
•The Dallas office of Westwood is leading landscape design for this project.
•The Landscape Plan builds on established streetscape and interior landscape precedents in and
around Block 16, while adding unique enhancements specific to this new building and its porch and
patio areas.

BUILDING A BETTER BLOCK
•The Site Plan requested in this application is in harmony with the Downtown Design Guidelines for
Town Square including overall site design, design of the building, material selections and associated
streetscape.
•The commercial building’s design and detailing has prior precedents throughout Town Square and is
compatible with surrounding buildings, while at the same time giving the building on this prominent
corner a strong individual identity.
•Building massing and design relates well to surrounding development. Architectural elements,
including overhanging canopies and outdoor porch and patio spaces, help unify the building and
site design and provide a human scale to the development.
•The proposed development adds to the variety and interest of the area, while strengthening
pedestrian connections along State St., the State Highway Frontage Road, and cross connections to
the Granite Place I, and Granite Place II office towers, neighboring Il Calabrese Restaurant, Carroll
Pointe shopping Center, DPS Headquarters, McPherson Park and beyond.
