Variance Requested:
Variance to Ordinance No. 480, as amended, Section 42.4(c), requiring that bufferyards be provided
for the whole site in conjunction with construction of a new building that exceeds 5,000 square feet.
The applicant requests to only provide bufferyards along the portion of the site being developed at this
time as shown on the Landscape Plan.
Variance to the Driveway Ordinance No. 634, as amended, Section 5.1, requiring centerline spacing of
driveways along an Arterial roadway to be 250’. The applicant proposes using two existing driveways
currently spaced at approximately 55’.

Planning and Zoning Commission Action
At their June 8, 2023 meeting, the Planning and Zoning Commission recommended approval (6-0) subject to Staff
Report dated June 2, 2023 and Plan Review Summary No. 3, dated May 23, 2023, approving the two variances
requested, and recommending that the applicant meet with staff to discuss the best method of providing a sidewalk for
the site.
