Dear Property Owner:
A request for a Variance has been filed with the Board of Adjustment of the City of
Southlake.
The purpose of the hearing is to consider a request for a Variance to Ordinance No. 480,
as amended, Section 15.1 & 14.5(c) requiring a side yard setback of no less than
fifteen (15) feet on a property described as Lot 14R, Block 3, Summer Place Addition, an
addition to the City of Southlake, Tarrant County, Texas, and located at 317 Dove Creek
Trail, Southlake, Tarrant County, Texas. SPIN District #7
Current Zoning: “SF-20B” Single Family Residential District
The purpose of this request is to seek approval of a Variance to permit a side yard of
approximately 12’ to permit an addition to the home. At the time of the home’s construction,
a 5’ setback was required by ordinance and the home is nonconforming and encroaches
into a required 15’ side yard now required by ordinance. The applicant seeks to build onto
the home at the same setback as the existing home.

Notification Response Form to the Planning & Development Services Department. You
are encouraged to follow the requested action through final approval because
changes are often made during the review process.
Please note that this letter and its attachments constitute written notice about the proposed
Variance.
