ZQ% SOUTHLAKE PLANNING & DEVELOPMENT SERVICES SIGN VARIANCE APPLICATION Demonstration Please demonstrate that the following conditions are applicable to the requested sign variance: That a literal enforcement of the sign regulation will create an unnecessary hardship or practical difficulty on the applicant. The sign has already been built. Its very demolition and sign construction anew would cause financial and timely burden towards the owner. Efforts to replace the sign would create obstacles to the building's approach ultimately hindering the current operations of its users. ?. That the situation causing the unnecessary hardship or practical difficulty is unique to the affected property and is not self imposed. The design of the existing sign was integral to the building's design from the start. GMI is a construction firm and the current monument sign strives to capture that character. That the variance will not injure and will be wholly compatible with the use and permitted development of adjacent properties. Shortly following the construction of the HQ building, there were three additional buildings constructed in adjacency as a Phase 2. These Phase 2 buildings were designed within the same vein as Phase 1. The existing monument sign is well within context of its immediate surroundings. 4. That the variance will be in harmony with the spirit and purpose of the sign ordinance. Please note, the sign does not directly face a public ROW. Rather it faces out to the company's front office parking and further out is a detention pond area.
