STANDARD UTILITY EASEMENT
PERMANENT AND TEMPORARY
THE STATE OF TEXAS
COUNTY OF TARRANT KNOW ALL MEN BY THESE PRESENTS:
That 0 (We), C q; J. ~ VV~
for and in consideratlon of the sum of Ten ( 10) Dollars and
other good and valuable consideration in hand paid by Grantee
herein, the receipt and sufficiency of which is hereby
acknowledged and confessed, have granted, sold and conveyed, and
by these presents do grant, sell and convey to the C~TY O~
SOUTHLAKE, Grantee herein, of Tarrant County, Texas a permanent
and perpetual easement for the purpose of installing, repairing,
maintaining, altering, replacing, relocating, and operating
utilities in, into, upon, over, across and under that land in
Tarrant County, Texas described as follows, to-wit:
Permanent Utility Easement:
See attached Exhibit 'A' for metes and bounds description
See attached Exhibit 'c' for Graphic depiction
together with the right of ingress and egress as necessary for
such purposes, and an additional contiguous temporary
construction easement for a period of one (1) year for the
purpose of installing utilities on the property known and
described as follows, to-wit:
Temporary Construction Easement:
Immediately adjacent to the above described easement in a
configuration as shown on the attached Exhibit 'c' and
described in Exhibit 'B'.
Such temporary easements and permanent easements shall include
the right to excavate upon such property, but Grantee shall
replace any fences, improvements, or other fixtures upon said
property without cost to Grantor, or current owner thereof, and
shall restore the property, the subject of the temporary
easement, as nearly as possible to its condition prior to entry
thereon. See Addendum to Easement for additional conditions.
TO HAVE AND TO HOLD the above described easement, together
with all and singular, the rights and appurtenances thereto,
anywise belonging unto the said Grantee, its successors and
assigns forever; and I/We do hereby certify that I/We are the
owners of the property described herein and bind
myself/ourselves, my/our heirs and assigns, to warrant and to
forever defend all and singular the premises unto the said
Grantee, its successors and assigns, against every person
whomsoever lawfully claiming or to claim same or any thereof.

RECORDED IN VOLUME 7040, PAGE 1349, OF THE DEED RECORDS OF TARRANT
COUNTY, TEXAS (DRTCl), SITUATED IN THE ABSALOM H. CHIVERS SURVEY,
ABSTRACT NO. 299, TARRANT COUNTY, TEXAS, AND BEING MORE PARTICULARLY
DESCRIBED AS FOLLOWS:
COMMENCING for reference at the southeast corner of said 4.8-acre tract, same being
the southwest corner of a 3.643-acre tract conveyed to David C. Hardy, Trustee, and
recorded in Volume 7635, Page 1114, DRTCT, and being in the north line of Highway
114 as widened (variable width), and in a circular curve to the left having a radius of
7,749.44 feet, and from which a found %-inch iron rod bears S 00" 21' 39' W, a distance
of 4.41 feet;
THENCE northwesterly, along the south line of said 4.8-acre tract and the north line of
said Highway 114, an arc distance of 73.91 feet, through a central angle of 00" 32' 47',
