PROJECT: Sian Variance for Flexeserve
EXECUTIVE
SUMMARY: Priority Signs and Graphics, on behalf of Flexeserve, is requesting approval of
variances to Sign Ordinance No. 704, as amended, for an attached building sign
and for window signs for Flexeserve located at 415 S. Kimball Ave., Suite 160 (Suite
B).
DETAILS: Priority Signs and Graphics is requesting variances for Flexeserve located at 415 S.
Kimball Ave. for letter height for an attached sign on the south elevation as well as
for window sign area on the east and north elevations. Flexeserve occupies the
east end of the building, and all three sides of their lease space face internal drives
limiting their maximum letter height to 14 inches. They are requesting one attached
building sign with 21-inch letters for the 'T' and "I" and the remaining letters are 15
inches. In addition, they are requesting window signage on the east and north
elevations that exceed the maximum allowable area. Window signage is limited to
10% of the window area, and they are requesting 18.7% on the east elevation and
28.5% on the north elevation. Window signs are also shown on the south elevation,
but these signs are within the maximum allowable area.
At the Sign Board meeting on April 6, 2023, the Board was evenly split on
recommending approval of the window sign variances. Ultimately, the Board
recommended approval of the variance for the attached building sign but
recommended denial of the variances for the window signs. In response to the Sign
Board's comments, the applicant has provided modified renderings for the east and
north elevations showing window signs that are in compliance with the Sign
Ordinance. These renderings are included in the packet and presentation for
comparison; however, the applicant is requesting approval of the originally proposed
window signs with variances for maximum allowable area.

LEGAL DESCRIPTION: Lot 2, Block A, Pinnacle Point
CURRENT ZONING: "S-P-2" Generalized Site Plan District
HISTORY: A zoning change and site plan for this property was approved February 19,
2019 (ZA18-0014).
SIGN BOARD: April 6, 2023; Approved 5-1 (Kubiak), subject to the staff report dated March
21, 2023, recommending approval of the south elevation attached building
sign and recommending denial of the east elevation and north elevation
window signs but noting that the applicant can bring the option for those
window signs in front of Council for their up or down vote.
Note: This was the second motion for this item. Chairman Kubiak dissented
because he was in support of the original motion approving all variances.
The initial motion was split 3-3 (Phalen, Springer, Rothmeier dissented), and
was as follows:
Motion to approve subject to the staff report dated March 21, 2023,
and noting recommendation of approval of all variances and
suggesting to the applicant that they perhaps take a different option
with respect to the window signs to Council and also noting that the
window signs that have been presented cannot be changed absent
coming back to Sign Board.
CITY COUNCIL:
STAFF COMMENTS: City Council approval of the request does not eliminate the requirement for
a sign application submittal prior to sign installation. Please contact Seantay
