Dollars and other good and valuable consideration in hand paid by Grantee herein, the receipt
and sufficiency of which is hereby acknowledged and confessed, have granted, sold and
conveyed, and by these presents do grant, sell and convey to the City of Southlake, Grantee
herein, of Tarrant County, Texas a permanent and perpetual easement for the purpose of
installing, repairing, maintaining, altering, replacing, relocating, and operating utilities in,
into, upon, over, across and under that land in Tarrant County, Texas described as follows, to-
wit:
Being a permanent utility easement and temporary construction easement described as follows:
See attached Exhibit 'A I for graphic depiction
See attached Exhibit 'B' for metes and bounds description together with the right of
ingress and egress as necessary for such purposes.
SEE ATTACHED EXHIBIT C FOR DESCRIPTION OF WORK TO BE PERFORMED.
TO HAVE AND TO HOLD the above described easement, together with all and
singular, the rights and appurtenances thereto, anywise belonging unto the said Grantee, its
successors and assigns forever; and We do hereby certify that We are the owners of the
property described herein and bind ourselves, our heirs and assigns, to warrant and to forever
defend all and singular the premises unto the said Grantee, its successors and assigns, against
every person whomsoever lawfully claiming or to claim same or any thereof.

Being 0.038 of an acre ofland, more or less, situated in the W.W. Hall Survey, Abstract No. 687,
City of Southlake, Tarrant County, Texas and being a portion of Lot 22, Block 1 of Mission Hill
Estates, as recorded in Volume 388-158, Page 83 of the Plat Records of Tarrant County, Texas,
and being more particularly described as follows:
BEGINNING at a 1/2" iron pin found, said point being the southwest corner of said Lot 22, said
point being in the south line of said Mission Hill Estates;
THENCE
N 070 10' 00" W, along said lot line, for a distance of 217.95 feet to a point in
the north line of said Lot 22 and in a curve to the left having a radius of 160.00
feet and a chord bearing N 810 29' 26" E, said point also being in the south
right-of-way line of Mission Drive;
THENCE
continuing along said curve to the left for a distance of 7.50 feet to a point for a
corner;
THENCE
S 070 10' 00" E, for a distance of 219.07 feet to a point in the south line of said
