Item 7A - Narrative City of Southlake October 10, 2022 Planning and Development Services 1400 Main Street, Suite 310 Southlake, TX 76092 Page 1 RE: Green Acres Nursery & Supply – 1963 W. Southlake Boulevard Planning and Development Department of the City of Southlake, It is with much excitement that we submit this Site Plan package for your review and comments. Green Acres Nursery & Supply is a 19-year-old, family-owned and operated retail nursery. We specialize in plants, garden projects and outdoor spaces. In our large and inviting stores, the community will find everything they need to complete their garden projects—start to finish—having fun along the way. We strive to provide a unique, educational, and enjoyable shopping experience for all who visit us. Our new Southlake location is special, as it will be a one-of-a-kind flagship location. In addition to our large indoor, outdoor, and greenhouse spaces, we incorporate areas to encourage active engagement with the community. The shade pavilion offers a flexible space to host seasonal attractions, store events and Garden Talks. Our display gardens invite customers to an engaging place to wander and be inspired. In addition, we will maintain the existing on-site ponds and the beautiful trees nearby. We appreciate the honest feedback we received from the Corridor Planning Committee Meetings. We worked with our design and engineering team to address the site comments from the committee and the results are positive changes to our project. We agree that a well-planned landscape frontage along W. Southlake Blvd. is a great amenity and in response have increased our landscape area to 25’ wide. In addition, we have removed roughly 21 parking spaces throughout our site and enlarged the buffer along W. Southlake Blvd. to accommodate more and larger trees. Our design also maintains the beautiful Heritage Oak by surrounding it with a roundabout at our main entry drive. Keeping this tree does not allow our building to be located as close to the street as is often preferred in Southlake, but as a plant-focused business, we are grateful to preserve a tree with so much history. We strive to activate not just the front of our building, but Southlake Blvd by providing both a main entrance facing the parking lot and corner entrances which invite pedestrians in from W. Southlake Blvd. The more we made these changes we felt that this was the correct direction to take this project and felt that providing a second less complete option would not adequately respond to the great comments and feedback we were given. We combined all the best options and responses to the comments into one submittal. Please refer to page 2 for a list of documents included in our submittal.
