Applicant is requesting a maximum height of thirty-six feet (36’) per the City’s definition of height, or forty-five feet (45’) overall. Variance to Ordinance No. 480, as amended, Section 21.5(k), requiring that the maximum impervious coverage be 70%. Applicant is requesting an impervious coverage of 85%, however, the plans as shown show only 54% of the lot to be impervious. Given this is a detailed site plan, no further construction could occur on the lot without Planning & Zoning Commission and City Council approval. Variance to Ordinance No. 480, as amended, Section 35.6, requiring approximately 390 parking spaces. The applicant proposes to provide 352. For comparison, Calloway’s Nursery (ZA07-108) was granted 85 spaces to serve a 5,000 square foot retail building and 45,000 square feet of outdoor display area; roughly one-third of the floor area of Green Acres.
